How One Can Get Inexpensive Funding For Housing Without a Mortgage?

Many individuals and families are having great difficulties these days to source funding (through mortgages or otherwise) for the purpose of purchasing a house. This is particularly so in this employment environment where layoffs are so prevalent and job security is so tenuous.

The recent and ongoing advent of mass foreclosures throughout the US has rendered the mortgage industry non functioning as lending agencies are placing more onerous requirements for qualification on persons wishing this facility. The time has come to review how homes are financed and determine whether there is an easier and cheaper, less stressful way to finance your home.

Are you one of those persons who are currently paying a rent or mortgage that is onerous. Would you like to be introduced to an approach that will liquidate this mortgage or rental commitment and own your new home in less that two years from now paying a fraction of the mortgage aggregate cost that you are currently committed to? If this is your current desire then read on.

This system of home financing, which is unique in today's world, is based on how persons in a community assisted each other in early civilized societies when a new family arrived and wanted to establish a homestead.

In these early days the entire community came together and rendered assistance in the building of this home. This was so because it was in everyone's interest to see that this new family was established properly as this gave the community the possibility of additional goods and services.

The men folk gathered all the timber and building material and refined it and the women ensured that the men doing the work were adequately fed and refreshed. Today there is no such collaboration and assistance to the new family. The new family today has to gather all the resources for their homebuilding project and pay for this service themselves.

The paying for such a service as you know is now a major undertaking in the life of any family. A mortgage has to be obtained for which the family has to qualify for, and bridging finance has to be arranged with a lending agency and when the house is completed mortgage payments are to be made over a twenty or thirty year period on an amount that when aggregated is multiple times what was initially expended constructing the house.

The undertaking to make these payments over this period of time as you well know assumes that you and your spouse will be gainfully employed over the period. It assumes that you will suffer no setbacks such as loss of employment, major illness that incapacitates, major catastrophe that causes the destruction or near destruction of the home or any other ill-conceived event that leads to your inability to continue payments.

One may argue that adequate insurances will cover these events, but certainly the additional cost of insurances as well as legal fees has placed significant additional burden on you, the homeowner. It is estimated that such mortgage payments, insurances, etc., make up on average forty five percent of the income of families in most developed countries and in developing countries, this figure is higher.

This mortgage commitment has no doubt placed great strain on you and your family as you also have to secure funding for the higher education of your children, health care, food and other obligations. Modern civilization has to find a way to significantly lower the cost of setting up homes if societies are to live reasonably without financial stress.

Maybe the answer lies in going back to how earlier civilizations assisted each other. That is not to say that the assistance must come in the form of the physical building of homesteads but certainly in the form of financial resources.

But persons who may assist in this way can also be the recipients of such assistance. There is or never will be a shortage in the need for homes. As long as there are people continually coming into the world, there will be a need for shelter.

The question is whether we are prepared to continue to provide shelter using the mortgage approach which is bringing so much stress to households? Or are we willing to pool our resources and provide this essential aspect of society at a much lower cost.

Shelter can be provided at a fraction of the cost and time it takes to put together the resources needed. There are programs where home aspirants worldwide can make contributions (a fraction of the cost) towards the realization of their home.

They then wait in line (on a first come first served basis) for the aggregate funding from other aspirants who come into the system. This approach is far less stressful and far less expensive than the status quo which militates against fast and easy acquisition of homes.

The recent spate of mass foreclosures that has catapulted the US into one of the deepest recessions ever is a clear sign that the mortgage system of homebuilding is a clear failure.

Best Real Estate Agency - Choosing For Success

While obtaining top notch representation is an invaluable asset in any market, finding the right real estate agency to represent you in the sale of your own property is critical in the most acutely felt real estate recession since WWII. With record breaking inventory and nearly as many realtors as properties, how can you determine which agency will most faithfully and effectively represent your interests in the sale of your own property?

Here are seven tips for your quiver to help keep you from going astray and know how to spot winning agencies:

1. Interview three or more agencies including at least one established company. While it's tempting to cut to the chase, thorough investigations lead to more effective results.

2. Compare personal communication style, agency sales volume, average time on the market, and presentation excellence.

3. Review each agency's listings and compare how beautifully each listing is presented in the multiple listing service, especially photographic portfolios.

4. Compare website home pages, depth, content and ease of navigability. Look for seasonal transformation versus year round stagnation, technological and design flair that appeals to your own sensibilities.

5. Value promptness and follow up. Is your agency representative confirming your appointment in advance, arriving punctually and following up without delay? Early performance is a surprisingly good indicator of what you might expect during representation.

6. Ask prospective agents how they would market your property and why their agency is well suited to accomplish the sale as lucratively and efficaciously as possible. Listen and gauge the level of preparedness and organization.

7. Sleep on it. resist the temptation to sign a listing agreement at first meeting. Emotional decisions can be expensive. After careful candidate review, go with your heart and enjoy the venture. Supportive, encouraging client-agency relationships lead to better results.

New Year, New You

We can't all afford to escape to a spa for the weekend so here are some home-spa tips on renewing your senses and relaxing your body, as a great way to start 2010 and combat the effects of recent cold weather and seasonal over-indulgences.

Too many of us seem to feel guilty about taking some time out for ourselves but it is so important to do just that, particularly if you lead a busy life. Why not try these self-rejuvenating techniques the next time you find that you have a free evening? They will leave you feeling refreshed and ready for the year ahead. For best results make time for them weekly or monthly, and feel the difference all year round!

Rejuvenating home-spa techniques:

Gentle exercise

Take some gentle exercise. Yoga, Pilates or Tai Chi would be perfect, or, if you are lucky enough to live somewhere with a nice area for a walk, this, or a half-hour swim are some other ideal options.

Hair

You will need - a towel, some nourishing shampoo and a deep conditioner. Place your towel on a radiator and leave to heat through. While this is in progress, reach for your nourishing shampoo, which will give your hair a good clean without drying.

Wet your hair and massage the shampoo firmly into your roots, refreshing your scalp and shifting any build up, then rinse thoroughly and repeat the process. When you are satisfied that your hair and scalp are squeaky clean, apply a liberal amount of deep conditioning treatment to your hair, concentrating on the ends, and wrap in the warm towel-. Leave it for as long as you can before a final rinse. If possible leave your hair in the towel while you bathe.

Face and body

You will need - a deep cleansing face mask, an exfoliating sponge, 2x cotton wool balls, 500g Dead Sea Salts and your favourite 100% pure essential oil (we recommend rose or lavender), moisturising shower gel, face and body moisturiser, some body oil and a bath robe.

Hang your robe on a radiator to warm it up.

Run a deep warm bath, adding the salts and 6-8 drops of your favourite essential oil. Apply your face mask and step into your bath. Take the cotton wool balls and run them under the cold tap, squeeze out excess water and place them over your eyes. Lay back and soak for the length of time recommended on the face mask directions. Remove cotton wool and rinse off your face mask with cool water.

Apply a little of your moisturising shower gel to the exfoliating sponge and gently buff your skin from the feet up, working in small circles and always towards the heart. When your entire body is tingly clean relax back into your bath for as long as you can, being careful not to fall asleep.

Immediately after your bath, apply moisturisers to your face and body as they will be most easily absorbed at this point. Rinse the conditioner from your hair now and following this apply oil to your body, locking in the moisture as soon as it has been absorbed.

Wrap yourself up in your warm robe, drink a large glass of water and preferably get an early night. For deeper relaxation try reading a good book rather than watching television, or lying down and simply focusing on the sound of your own breathing until you drift off.

Wake up feeling renewed and refreshed!

Competing With Foreclosure Sales

Many foreclosure sales are happening right now, especially since the housing market has not really recovered yet from its fall since 2007. That means, many properties on sale right now are vying for the eyes of a limited market since people are still holding back from purchasing homes with this economic uncertainty hanging over their heads. Unemployment is still high and that does not bode well for owners who would want to sell their homes which are not distressed, therefore, are priced more or less close to their true market value.

Make homes attractive

For buyers looking for bargains, the first thing they would probably look for are the foreclosure sales since more often than not, these properties are selling for 10 percent even up to 60 percent less than their market value. Lenders or government agencies want to dispose of these properties quickly, so they get back the money from the defaulted mortgage of the original homeowners. That said, these discounts make the properties more attractive.

So, how can a for-sale-by-owner home divert buyers' attention to it? By staging homes carefully and tastefully. The first thing that selling homeowners must do is to put themselves in the shoes of the buyers. What do they want to see if they are out shopping for a home? Value for money? A beautiful lawn? Airy rooms?

Staging the house

Just like in the show, Flip This House, homes are being staged so that real estate agents and direct buyers can see the potential of the property. The number one rule that the seller must remember is to declutter the entire home since a messy place gives the impression that the house is not well taken care of. This brings down the value of the house in the eyes of the buyer. In a sense, the buyer may think that he would be better off buying foreclosure sales.

Remove personal items like photos, which give the impression that the owners are not ready to move out, therefore, they must be unwilling to sell. Personal items also make it hard for the buyers to visualize living in the space. If the house is impersonal, like it can take any personality depending on the next owner, the better it would be. A lick of paint would not hurt, too.

Everything You Need to Know to Buy a Home in Williamsburg, Brooklyn

Williamsburg, Brooklyn is a neighborhood that over the past 10 years has come into its own as one of New York City's most sought after neighborhoods, due to its close proximity to Manhattan, bustling art and music scene, and plethora of shops, dining, parks, and amenities. The neighborhood has many new condos and luxury buildings, and buyers will find that they have many options to choose from when seeking out a new home in Williamsburg.

Step 1: Should You Use a Buyer's Broker?

There are many advantages to using a Buyer's broker when purchasing a home. They will be able to assist you with every step of the buying process, from getting pre-qualified for a mortgage to closing on your dream home. They will be experienced in the home-buying process and able to answer all of your questions and explain every step you take. A Buyer's broker will save you time by emailing you detailed information and pictures of homes for sale that you may be interested in viewing, and then scheduling and attending all of your listing appointments with you. In Williamsburg especially there are a great deal of options available, and a buyer's broker will be able to help you narrow down your search and find the right home for you.

If you are experienced with the real estate buying process, and not a first time homebuyer, you may want to devote the extra time and energy to doing it yourself. If this is your first time buying a home, having a buyer's broker will save you a lot of time and stave off potential issues before they happen.

The best part about using a Buyer's broker is that there is no cost to you! They split the commission that the seller's broker receives from the seller of the home you buy. To find a good broker to work with, get referrals from friends and family who have bought homes in your area. Talk to a few brokers to find one that you feel comfortable working with and understands your needs.

Step 2: Everything You Need to Know About Financing

The first thing you need to do when you decide to start looking for a home to buy is to sit down with a mortgage broker or lender and get pre-qualified for a loan. Your buyer's broker will be able to recommend a mortgage broker or lender to you. If you have bought a home in the past you can use the same lender, or ask to speak to a mortgage specialist at your local bank. They will be able to tell you how much money you qualify to borrow and discuss how much of a down payment you will need to pay. They will go over your options for mortgages, and you will know what price range of homes you should be looking in.

There are many factors that will affect your interest rate and type of loan you qualify for. Your credit score will be a big factor; it is a good idea to check your credit report with each of the 3 main credit scoring companies, Experian, TransUnion, and Equifax. If there are any errors on your report you should contact the credit scoring companies to have them fixed. Your income and length of employment will also effect how you qualify for lending.

Step 3: Finding Your Perfect Place

Once you have been pre-qualified for a loan and have determined what price range of houses you are looking at, sit down and think about what criteria your ideal home would have. How many bedrooms do you need? How big should your home be? How many bathrooms do you want? Consider what neighborhoods you want to live in and how long your commute to work will be. If you are planning on buying an apartment in a city, you will need to decide whether you prefer a co-op or a condominium. Also consider how much work you are willing to put into a home; buying a fixer-upper can save you a good deal of money, and you may be surprised by how easy the work turns out to be. Attending some open houses and visiting different neighborhoods you are considering will help you narrow down your criteria.

When looking to buy in Williamsburg, take into consideration location; the Northside, off the Bedford L stop, will be the most expensive, but it also offers the most restaurants, shopping, and transportation, located only one stop from Manhattan on the L subway line.

If you are using a buyer's broker, let them know what features you absolutely must have, and what features you would like to have. Then they will start searching for you and send you listing information and photos of properties that fit your criteria. They will also schedule and attend appointments with you to view homes that fit your needs.

If you are looking on your own, the Internet has a wealth of real estate listings available. Craigslist, Yahoo Real Estate, and Realtor.com are all good places to start. Also check your local paper's real estate section, local real estate agencies' websites, and local real estate listing periodicals.

When you are viewing potential homes to buy, think about how it fits the criteria you have established. Will the floor plan work for you? Consider the amount of closets and storage space and how they will fit your needs. There are many things that can be easily renovated to make your home perfect for you, like putting in new countertops and cabinets in the kitchen, or changing the lighting fixtures. Look at the big picture, like the amount of light, total amount of space, and location.

Step 4: You've Found the Perfect Property; Now What?

Once you have found the home that is right for you, it's time to put an offer in on the property. This is an area in which using a buyer's broker proves a huge advantage; they will be able to walk you through the process, advise you on what to offer, and put the formal offer together for you.

There are many things to consider when making an offer. You need to be aware of the maximum price you will be able to and willing to pay for the property, and consider making your first offer lower than this to leave room for negotiations. You also want to be careful about making a very low first offer; consider the current homeowner's emotional attachment to their house; a low offer to them could be considered an insult to the home they have invested a great deal of time and energy into.

There is more to a formal offer than just the price; you will need to consider the closing date, any provisions you want included such as home appraisal, house inspection, and termite inspection. Your buyer's broker and attorney can help advise you on these issues.

Don't be afraid to keep negotiating to get your offer accepted (within reason and up to your determined maximum budget, of course). There will usually be some amount of negotiating before an offer is accepted.

Once the seller has accepted your offer, you are one step away from moving into your new home!

Step 5: The Closing

You will absolutely need a competent and experienced real estate attorney to assist you with the closing process on your home. For most people, buying and selling a home will be one of the biggest and most important transactions you ever make; certainly a transaction worth having an attorney assist you with. Once you have made an accepted offer on a house, there are many things that must be done before closing; home inspection, appraisal, contract negotiations, title transfer, disclosures, etc. You will want an experienced attorney by your side to make sure that all these processes go smoothly, and to prevent any issues from arising.

Your attorney will help negotiate the terms of the sale with the seller, and be able to examine all legal documents and make sure there are no terms that are disadvantageous to you. They will be able to explain all the legal terminology and legal issues that are involved with the paperwork and documents for selling your house. Many real estate attorneys charge a flat fee for handling the sale of your house, keeping your expenses down.

When it comes to finding a good attorney, the first thing you will want to check is that they are licensed and in good standing. Ask questions about their experience, and make sure they specialize in real estate law. Ask friends and family for recommendations of good real estate attorneys in your area.

Once you have made an offer on a home that the seller has accepted, your attorney and their attorney will negotiate the final details of and prepare the purchase agreement. This will include the legal description of the property, the amount of "earnest deposit" you escrow, the sale price of the home, the size of down payment to be made and how the remainder of the purchase price will be financed, the proposed closing and occupancy dates, contingencies such as attorney review, home inspection, and appraisal, and a breakdown of who will pay what closing costs.

If a home inspection or home appraisal is a contingency included in your purchase agreement, these will need to be scheduled and conducted before the final closing date.

At the closing, typically you, the seller, your attorney, the seller's attorney, a closing agent from either the lending or title company, and your real estate broker (if you have one) will be present. At the closing your attorney will go over all the closing documents with you and walk you through signing all the necessary paperwork. All closing and escrow fees will be paid and properly distributed. At the end of the closing, congratulations! You will receive the keys to your new home and be ready to move in!

Homecare Services - Hiring an Aide

Hiring an aide to perform any homecare services is a very important part of the caregiving process, and it's worth taking the time to do it right. Don't just hire the first person that comes along.

Your aide needs to be a good personality match with your elder. After all, they will be spending countless hours together. In the best-case scenario, an aide could become like a new member of your family. Be clear on what homecare services you will be expecting from an aide. Before you interview anyone, know when he or she will start the job, how many hours they will need to work, and the specific work they'll be doing. Also pre-determine any additional requirements you may have. Does the aide have to be a non-smoker? Does the aide have any allergies that may interfere with their work? Does the aide understand your elder's dietary needs?

Ask about their educational background, training, and former jobs. Inquire about their strengths and weaknesses. I always check at least three references. Also, if they are coming from a homecare services agency, I interview their supervisor since they might enter the home as well. I suggest hiring someone who has experience with the elderly, someone who really understands how to keep your elder's sense of dignity and pride intact as time passes. Your elder is an individual who still needs kindness, and she still needs to be spoken to as an adult.

It's also important that an aide knows how to cook, and I don't mean warming a can on the stove or popping something in the microwave. Fresh food is higher in nutrition, and cooking it in your elder's home can create smells and a sense of comfort that can trigger positive memories. Before hiring anyone for homecare services, be sure to consider your elder's opinion to determine if the aide is the right fit. Once you've hired the aide, include a day's pay for orientation. Try to determine a daily and weekly schedule right away so everyone can get started on the right foot, with consistency and a routine.

Medical Travel - 3 Simple Steps to Getting Quality Orthopedic Care

With healthcare costs skyrocketing, more and more Americans - both insured and uninsured - are looking for quality care outside of the U.S. State-of-the-art hospitals abroad offer the latest cutting-edge procedures performed in the U.S. including orthopedic procedures such as knee or hip replacement surgery. International hospitals also offer U.S. patients the benefit of providing procedures not yet available in the U.S., such as and lumbar dynamic stabilization procedure for the spine, a non-invasive alternative to the common, more drastic and less effective spinal fusion.

Before trusting one's health to hospitals or hip replacement surgeons abroad or locally, it's a wise idea to research all options and ensure the care provided meets the highest standards of medical treatment available.

Following three steps will help ensure that medical travelers receive the best care when shopping for quality orthopedic care away from home.

Step One: Ask for a Quote

Even when placing priority on quality medical care abroad, it is still important to plan both treatment and travel within a budget. Experienced professionals can provide a quote that is customized to the medical traveler's unique needs.

There are a number of reputable medical travel agencies for medical travelers to choose from, however, more and more international hospitals are beginning to offer medical travel coordination services so that the patient and insurance company can address all issues and questions related to the procedure with 'one stop shopping'. Hospitals providing medical travel services will package the surgeon's fees, anesthesia and other hospital fees, hospital stay, lab tests into quote, adding hotel and airline separately so the patient enjoys full transparency of the breakdown of the costs. After narrowing the selection of hospitals, the next step is to provide one's medical history and records for the most accurate quote. Some hip replacement surgeons may require a consultation, depending on the complexity of the individual's needs, but should arrange these consultations for free.

This first step will provide a clear expectation of what the surgery and hospital care will cost, with no unpleasant surprises. That's why it's smart to have a full team of trustworthy professionals looking out for the medical traveler's best interests, and delivering peace of mind.

Step Two: Medical Travel Coordination

The first step in planning for medical travel is deciding on one of the hip replacement surgeons and having a phone consultation with the surgeon. A full discussion of your case should occur, including information about the prostethetics, the length of the procedure, pre-surgery instructions and full detailing of what to expect during the recovery period. After the surgeon has reviewed one's medical records and approved the medical traveler for surgery, the next step is to meet with a travel coordinator who will simplify the tedious tasks of arranging travel, lodging, and any other additional costs or accommodations needed during travel.

The travel coordinator should provide an itinerary that includes a detailed schedule, travel information, important contact numbers, and other pertinent details. All transportation should be arranged upon arrival, so treatment can begin as soon as possible. Reputable companies arrange the travel itineraries for all travelling companions, as well.

Step Three: Surgery and Quality After Care

In some cases, hip replacement surgeons may require a follow-up consultation before the medical traveler is released to travel home. If that's the case, the medical travel company should have access to low prices on hotel rooms close to the hospital where the traveler can stay in the interim.

Following hip replacement surgery, a surgeon will recommend using compression stockings to prevent blood clots. This requires special attention when the individual is returning home. Special arrangements may need to be made for the travel post surgery, another overwhelming task made easier when working with a dedicated and professional medical travel hospital or agency.

The difference is quite simple: when trusting one's health to a hip replacement surgeon, there is a lot of stress and emotion involved. It is often difficult and to choose a quality hip replacement surgeon in a foreign country while also trying to plan the travel details.

However, a good company will prioritize the unique needs of a medical traveler before, during, and after surgery. Professionals work on the individual's behalf, taking into consideration specific medical needs, to find the best hip replacement surgeon, arrange consultations and medical procedures, as well as providing quotes of cost for medical travel and even making arrangements for a less stressful experience.

The Benefits of Pet Adoption

There are many reasons why adopting a pet from a pet adoption agency, such as a shelter or rescue, is a good idea.

Pet Stores

There has been a lot of negative press about pet stores, especially in their treatment of puppies, and a lot of this is merited. Many pet stores are still buying their puppies at a discounted price through puppy mills, where the puppies are inbred, mistreated, and not given adequate veterinary care, food or shelter.

It's not only puppies that have been reported to be abused. Just recently an employee of Petland, a pet store back east, was charged with animal cruelty after a picture was taken of her holding two dead wet rabbits on Facebook. She said that the manager took the picture after she drowned the rabbits because they were fighting too much with each other.

We cannot continue to support such stores. Though not all of them are bad, there are no guarantees on how your future pets have been bred and treated, and stopping support will be the only way to stop them.

Breeders

Many people also want to get their animals through breeders, especially if they want purebred animals. The problem with breeders is that while they are certainly more legit than most pet stores, they still practice inbreeding, and just like in humans, this can lead to less intelligent animals. And they are also often overpriced. In addition, purebreds are more often more susceptible to diseases than mixed breeds.

Pet Adoption Agencies

There are pet adoption agencies all over that offer adoptable pets that need good, loving homes. Most animals are already housebroken, they are usually mixed breeds and are therefore have higher immunity against diseases, they are more affordable (sometimes free!), and they really need your help, sometimes even to save their lives. It is always worth it to adopt a pet as the additional to your family that you are looking for.

Home Based Business Ideas For Pet Lovers

As pet ownership has been growing, home based businesses for pets have also been growing tremendously in the past few years. Pets are a very profitable source of business. Australia has the highest pet ownership in the world with over 64% of the 7 million households owning pets. In United States of America itself the pet ownership is of 136.4 million pets.

Functioning in a business that deals with pets require a lot of love, understanding, patience and care towards pets. You need to be a true animal behaviorist who has an extensive knowledge of animal well being and behavior. Here are some pet related business ideas.

Pet sitting: Is a business in which you could go to your client's house to take care of their pet. This is ideal for pet lovers and clients today. Many pet sitting companies have started these services. Pet owners are always in the look out for such services when they have to go to work or when they have to travel. Many pets suffer from Separation Disorder or sickness in the owner's absence. Pet sitters would help alleviate this problem. Some people need a pet sitter because they do not want their pet to be left all alone when they are at work. One can start a pet sitting business by:

Finding regular clients and making daily visits to their houses to feed, play and take pets for walks.
Establishing an agency or referral service which has various pet sitters for your clients.
Combining house sitting with pet sitting and living in the homes of clients while they are away.

Boarding kennels: If you have access to a large farm or garden, a popular home based business idea for pet lovers could be starting a kennel or a vacation house for pets. Pets would be provided their sleeping area and play area. In most countries a license would be needed to operate a boarding kennel.

Pet day care: Your home can be turned into a pet day care. It costs much lesser than a kennel and you can earn up to $15 to $ 30 per pet per day. This could be a great place for pet socialization. Such day cares also offer services like pet grooming and pampering.

Pet clothes: Pets now have their own salons and spas - so why not have their own designer label. Design outfits and get them sewed. May theme outfits like urban dog, macho dog, designer dog would be designed. Other accessories could also be sold alongside. There are so many home based business ideas, but definitely getting into the pet caring business can be a good alternative to a business online.

You children need to clearly understand that you are adopting a pet for them and looking after the animal will be their responsibility.

Do not hesitate to ask questions, the usual tendency is to go with the cute factor and adopt a puppy; now bear in mind that a puppy will need to be house trained and can be very chewy indeed. Furthermore, you will need to consider your preparedness in terms of handling an overgrown mutt when the cute puppy grows.

The above is just an example but it is well worth the effort of doing your research throughly when considering animal adoption for kids.

The Nursing Field and Its Specializations

Besides being an in- demand career today, a career in nursing also has practically limitless opportunities. Nurses can choose from various specializations as well as career paths, from traditional to the emerging ones. Let us go take a closer look on some alternative specializations in the nursing field.

In the nursing field, what is considered the youngest specialization can be Holistic Nursing. Holistic nursing involves combining the typical nursing skills with the methodologies and ideologies in order to heal the individual's body, mind and spirit. There are growing demands for a holistic nurse especially since this kind of nursing deals with terminally ill people and those suffering from severe burns. Holistic nurses have the same qualifications as traditional nurses though additional certifications revolving psychological aspects from depression, illnesses and severe injuries that are required for them.

If the youngest specialization is considered to be holistic nursing, what is probably one of the popular one is forensic nursing. The basic idea in forensic nursing is to use nursing skills and knowledge in providing care for crime victims while they collect evidences. Forensic nurses are typically asked to attend training and seminars where they are taught to handle evidences. But usually, the only certification required from a forensic nurse is their RN license.

A nursing specialization concerned about infection control can be considered different the traditional specialties in nursing. An infection nurse identifies, finds out, and prevents the spread of infections within a particular community or area, or some hospital. He mostly deals with cases of HIV, STDs, and TB. Nurses for infection control usually work in the hospitals, or in governmental agencies or pharmaceutical companies as consultants. They are required to have a certification in infection control together with their RN license.

There are also specialties for management nursing. A case management nurse deals with specific kinds of patients and coordinates all the treatment's aspects involved. A case management nurse usually deals with rehab patients and those with serious injuries. He also acts as the middleman between a patient and another party like an employer or an insurance company. Case management nursing is in demand from places such as hospitals, insurance companies, rehabilitation nurses and schools. This can also become one's private business. Depending on the kind of case management one is involved in, additional certifications are needed for a case management nurse/

What are the possible career paths for registered nurses?

Registered nurses have flexible career paths where one can choose from. While in the field of health care, registered nurses' work is still limited but after getting all the required credentials, their options are already limitless.

The typical setting for registered nurses is the hospital. After being registered nurses, they can already apply for positions for nursing supervisor which are tasked to oversee the nurses' schedules as well as their duties. Nursing supervisors do not have contacts with patients and are responsible for the nurses' training plus their performance.

Though most of the time, additional certifications are required in choosing specializations, there are many job opportunities become available after they become registered nurses.

Hospitals are not only the places where nurses are in demand. Consultation is also one career path which registered nurses can take. Nursing consultants can advise a variety of issues like injuries, medical costs and treatments. The most common businesses needing the knowledge and skills of registered nurses are insurance companies, investigative firms, underwriters and vocational organizations. Though consultation is not part of the traditional field of nursing, it gained its popularity as the schedule they follow is that of business hours.

Aside from consultations, nurses can also choose to venture into being a management case nurse. If you want the schedule of a consultant only that you also want to interact with patients, you can choose to be a case management nurse who acts as the mediator between an injured party and another party involved in the patient's treatment. The other party can be a particular insurance company. A management case nurse also provides the company and the injured patient with the information regarding how long the duration of the treatment will be, whether the injured worker needs rehabilitation, and if the costs incurred with an injury are even with the said injury.

Even when unregistered nurses are also able to provide health care at home too, the edge of licensed nurses is that their duties are not limited because they are able to perform tasks more than the others thus they get a higher salary.

After becoming registered nurses, one can also try entrepreneurship where one can open his own business which is health- related. In this way, you do not work for other people but for yourself. And if by any chance, you realize that entrepreneurship is not for you, and then you can just decide to go back to the workforce.

One can also try the field of education and become a health teacher. Health educators are found in settings such as government agencies, non- profit organizations, and school systems who want to provide education to others regarding certain health topics or regarding just about general knowledge. One may even see himself working for universities or community colleges.

A registered nurse can also choose to become a writer. Registered nurses who can write health- related stories and articles, are also in great demand in magazines, newspapers and trade publications. Armed with enough knowledge and experience, they can write using the viewpoint of someone who already has a clear picture of the industry. Registered nurses are often hired to write curriculum and course materials for continuing education.

Making the Choice to Execute a Health Care Power of Attorney and Living Will

Advances in medical technology, recent court rulings and emerging political trends have brought with them a number of life-and-death choices which many have never before considered. The looming prospect of legalized physician-assisted suicide is one such choice which severely erodes the inherent value and dignity of human life. The much-publicized efforts of certain doctors to provide carbon monoxide poisoning or prescribe lethal drugs for their terminally ill patients constitute euthanasia. So may the removal of certain life-sustaining treatments from a patient who is not in a terminal condition. Euthanasia and willful suicide, in any form, are offenses against life; they must be and are rejected by the vast majority of U.S. states.

However, people faced with these difficult dilemmas should be made aware that there are morally-appropriate, life-affirming legal options available to them. One such option, for Catholics and others, can be a "health care power of attorney" and "living will." South Carolina State law allows you to appoint someone as your agent to make health care decisions for you in the event you lose the ability to decide for yourself. This appointment is executed by means of a "health care power of attorney" form, a model for which can be obtained from your attorney.

A health care power of attorney can be a morally and legally acceptable means of protecting your wishes, values and religious beliefs when faced with a serious illness or debilitating accident. Accordingly, for persons wishing to execute health care powers of attorney, see the following instructions and guidance from the authoritative teachings and traditions of various religious faiths.

The intent of the health care power of attorney law is to allow adults to delegate their God-given, legally-recognized right to make health care decisions to a designated and trusted agent. The law does not intend to encourage or discourage any particular health care treatment. Nor does it legalize or promote euthanasia, suicide or assisted suicide. The health care power of attorney law allows you, or any competent adult, to designate an "agent," such as a family member or close friend, to make health care decisions for you if you lose the ability to decide for yourself in the future. This is done by completing a health care power of attorney form.

You...

o Have the right to make all of your own health care decisions while capable of doing so. The health care power of attorney only becomes effective when and if you become incapacitated through illness or accident.

o Have the right to challenge your doctor's determination that you are not capable of making your own medical decisions.

o CAN give special instructions about your medical treatment to your agent and can forbid your agent from making certain treatment decisions. To do so, you simply need to communicate your wishes, beliefs and instructions to your agent. Instructions about any specific treatments or procedures which you desire or do not desire under special conditions can also be written in your health care power of attorney and/or provided in a separate living will.

o Can revoke your health care power of attorney or the appointment of your agent at any time while competent.

o May not designate as your agent an administrator or employee of the hospital, nursing home or mental hygiene facility to which you are admitted, unless they are related by blood, marriage or adoption. 1996

Your agent...

o Can begin making decisions for you only when your doctor determines that you are no longer able to make health care decisions for yourself.

o May make any and all health care decisions for you, including treatments for physical or mental conditions and decisions regarding life-sustaining procedures, unless you limit the power of your agent.

o Will not have authority to make decisions about the artificial provision of nutrition and hydration (nourishment and water through feeding tubes) unless he or she clearly knows that these decisions are in accord with your wishes about those measures.

o Is protected from legal liability when acting in good faith.

o Must base his or her decisions on your wishes or, if your wishes cannot be reasonably ascertained, in your "best interests." The agent's decisions will take precedence over the decisions of all other persons, regardless of family relationships.

o May have his or her decision challenged if your family, health care provider or close friend believes the agent is acting in bad faith or is not acting in accord with your wishes, including your religious/moral beliefs, or is not acting in your best interests.

CONSIDERATIONS FOR ALL PEOPLE FROM CHRISTIAN/CATHOLIC TEACHING

The following is an attempt to gather information from the doctrines of Christianity, Catholicism, and Judaism to see if there are any commonalities with regard to health happinesslifetime.com care agencies and living wills. We will see that all three religions have placed a value on dying with dignity and the right of the person to direct how their dying process will occur.

A major tenet of the faith is that it is unethical to take a life. It is not the highest of all values to stay alive, but you cannot affirmatively take steps to kill someone. The church is strongly against euthanasia and suicide. But often if the patient and medical care providers permit nature to take its course without heroic intervention, the person's life may be taken by God.

This is a narrow path. Taking a life is inappropriate; on the other hand, using heroic medical measures to keep a body biologically functioning would not be appropriate either. Mere biological existence is not considered a value. It is not a sin to allow someone to die peacefully and with dignity. We see death as an evil to be transformed into a victory by faith in God. The difficulty is discussing these issues in abstraction; they must be addressed on a case-by-case basis. The Christian church's view of life-and-death issues should ideally be reflected in the living will and health-care proxy.

Roman Catholic teaching celebrates life as a gift of a loving God and respects each human life because each is created in the image and likeness of God. It is consistent with Church teaching that each person has a right to make his or her own health care decisions. Further, a person's family or trusted delegate may have to assume that responsibility for someone who has become incapable of making their decisions. Accordingly, it is morally acceptable to appoint a health care agent by executing a health care power of attorney, provided it conforms to the teachings and traditions of the Catholic faith.

While the health care power of attorney law allows us to designate someone to make health care decisions for us, we must bear in mind that life is a sacred trust over which we have been given stewardship. We have a duty to preserve it, while recognizing that we have no unlimited power over it. Therefore, the Catholic Church encourages us to keep the following considerations in mind if we decide to sign a health care power of attorney.

1. As Christians, we believe that our physical life is sacred but that our ultimate goal is everlasting life with God. We are called to accept death as a part of the human condition. Death need not be avoided at all costs.

2. Suffering is "a fact of human life, and has special significance for the Christian as an opportunity to share in Christ's redemptive suffering. Nevertheless there is nothing wrong in trying to relieve someone's suffering as long as this does not interfere with other moral and religious duties. For example, it is permissible in the case of terminal illness to use pain killers which carry the risk of shortening life, so long as the intent is to relieve pain effectively rather than to cause death."

3. Euthanasia is "an action or omission which of itself or by intention causes death, in order that all suffering may in this way be eliminated." "[Euthanasia] is an attack on human life which no one has a right to make or request."

4. "Everyone has the duty to care for his or her own health and to seek necessary medical care from others, but this does not mean that all possible remedies must be used in all circumstances. One is not obliged to use 'extraordinary' means - that is, means which offer no reasonable hope of benefit or which involve excessive hardship.

5. No health care agent may be authorized to deny personal services which every patient can rightfully expect, such as appropriate food, water, bed rest, room temperature and hygiene.

6. The patient's condition, however, may affect the moral obligation of providing food and water when they are being administered artificially. Factors that must be weighed in making this judgment include: the patient's ability to assimilate the artificially provided nutrition and hydration, the imminence of death and the risks of the procedures for the patient. While medically-administered food and water pose unique questions, especially for patients who are permanently unconscious, decisions about these measures should be guided by a presumption in favor of their use. Food and water must never be withdrawn in order to cause death. They may be withdrawn if they offer no reasonable hope of maintaining life or if they pose excessive risks or burdens.

7. Life-sustaining treatment must be maintained for a pregnant patient if continued treatment may benefit her unborn child.

Such principles and guidelines from the Christian heritage may guide Catholics and others as they strive to make responsible health care decisions and execute health care proxies. They may also guide Catholic health care facilities and providers in deciding when to accept and when to refuse to honor an agent's decision.

CONSIDERATIONS FOR ALL PEOPLE FROM JEWISH TEACHING

Jewish tradition as understood by Conservative Judaism teaches that life is a blessing and a gift from God. Each human being is valued as created b'tselem elohim, in God's image. Whatever the level of our physical and mental abilities, whatever the extent of our dependence on others, each person has intrinsic dignity and value in God's eyes. Judaism values life and respects our bodies as the creation of God. We have the responsibility to care for ourselves and seek medical treatment needed for our recovery-we owe that to ourselves, to our loved ones, and to God.

In accordance with our tradition's respect for the life God has given us and its consequent bans on murder and suicide, Judaism rejects any form of active euthanasia ("mercy killing") or assisted suicide. Within these broad guidelines, decisions may be required about which treatment would best promote recovery and would offer the greatest benefit. Accordingly, each patient may face important choices concerning what mode of treatment he or she feels would be both beneficial and tolerable.

The breadth of the Conservative movement and its intellectual vitality have produced two differing positions put forward by Rabbis Avram Israel Reisner and Elliot N. Dorff, both approved by the Conservative movement's Committee on Jewish Law and Standards. Both positions agree on the value of life and the individual's responsibility to protect his or her life and seek healing. Both agree on a large area of autonomy in which a patient can make decisions about treatment when risk or uncertainty is involved. Both would allow terminally ill patients to rule out certain treatment options (such as those with significant side effects), to forgo mechanical life support, and to choose hospice care as a treatment option.

Nevertheless, important differences between the two positions may be found regarding both theoretical commitments and practical applications. Rabbi Reisner affirms the supreme value of protecting all life. Even the most difficult life and that of the shortest duration is yet God given, purposeful, and ours to nurture and protect. All nutrition, hydration, and medication should be provided whenever these are understood to be effective measures for sustaining life. Some medical interventions, however, do not sustain life so much as they prolong the dying process. These interventions are not required. The distinction may best be judged by our intent. We may choose to avoid treatments causing us fear or entailing risk or pain, in the interest of the remaining moments of life. We may not avoid treatment in an attempt to speed an escape into death.

Rabbi Dorff finds basis in Jewish law to grant greater latitude to the patient who wishes to reject life-sustaining measures. He sees a life under the siege of a terminal illness as an impaired life. In such a circumstance, a patient might be justified in deciding that a treatment that extends life without hope for cure would not benefit him or her, and may be forgone.

Both Rabbis Dorff and Reisner agree that advance directives should only be used to indicate preferences within the range allowed by Jewish law. They disagree as to what those acceptable ranges are. In completing a health care power of attorney and living will, it is recommended that you consult with your rabbi to discuss the values and norms of Jewish ethics and halakhah. You also may wish to talk with your physician to learn about the medical significance of your choices, in particular any decisions your physician feels are likely to be faced in light of your medical circumstances. You may find it helpful to discuss these concerns with family members.

CONCLUSION

In the end, the decision to execute a health care power of attorney and living will is a uniquely individual choice. Every person has their own set of principles by which they will live, and by which they will eventually pass on. When executing these documents, it is wise to examine how these documents assimilate into your worldview and religious beliefs. While the topic of death and dying is an uncomfortable one, you are well advised to discuss this decision with your family members, friends, and members and leaders of your religious community that you respect. Having done this, you can rest easy knowing that you have made a good decision with regard to your health care power of attorney and last will, and that your last wishes will be respected and undertaken.

Mortgage Refinancing: How to Get Started Refinancing Your Mortgage

If you are planning to refinance your mortgage there are a number of mistakes to be made that can cost you thousands of dollars. Doing your homework and preparing before you apply for a mortgage will help you avoid these common mistakes. Here is what you need to know to get started refinancing your greeneasylife.com mortgage loan.

Mortgages used to be fairly simple; your grandparents had two choices when it came to their mortgage: 30 years or 15. Today it seems there are as many types of mortgages as there are borrowers. To find the right mortgage you need to research mortgages, evaluate your financial goals, and shop for a mortgage offer that is in line with those goals. There is preparation to be done before you start shopping. This preparation will help you avoid making costly mistakes; here is how to get started.

Review Your Credit Reports

Before you do anything else make sure your credit reports are accurate. The contents of these reports (and there are three of them), is what determines your credit score. This credit score largely determines what interest rate you will qualify for. Fortunately it is easy to request all three of these reports without spending a dime. Most credit report sites offering free access to your credit reports are trying to sell you services. Congress recently enacted legislation requiring credit agencies to provide you access to your credit reports for free. The website annualcreditreports.com will allow you full access to all three of your credit reports (Experian, Trans Union, and Equifax) at no charge.

Once you have all three credit reports carefully review them for errors. If you find errors you will need to dispute them. Pay close attention to your record of on-time payments. You will want to have at least six months of on-time payments before you start shopping for your new greeneasylife.com mortgage loan.

Stop Spending

Never make large purchases prior to refinancing your mortgages. Anything that is financed, right down to a television or kitchen appliance will impact your credit. Avoid making purchases, pay down your credit cards, and put money in the bank for at least six months prior to refinancing your mortgage.

Shop Around for the Best Mortgage

Do not make the mistake of signing the first mortgage offer your receive. You need to shop from a variety of mortgage lenders and compare all aspects of the loan offer, not simply the interest rate. A Few Very Important Things That All Aspiring Actors Should Carefully Consider

It is no very big secret at all that many people within our society consider themselves to be actors. What most people do not realize is that a few of these people are actually very sincere in their intentions. If you are such a person, you should probably consider reading further. I'm going to pass along some very basic, yet important, advice that might assist you a great deal. While I can't promise that this advice will land you on a hit television show (no advice alone can as luck is often a large factor), I can tell you that it will help you stand out a little better, alongside the army of other people out there who consider themselves to be professional actors.

The very first thing that any aspiring actor should keep in mind is how very important it is to master the skill of cold reading. This is so incredibly important that I need to repeat it. MASTER THE SKILL OF COLD READING! Unless you are a well known Hollywood personality, you are going to have to cold read for every single part you desire. Once you get into an audition, your read is so much more important than the amount of money that you spent on your head shots. People who can read and then process what they have just read very quickly will be capable of mastering this skill well. Their mental gifts allow them to do very high quality reads. I happen to be blessed with reading as well as comprehension skills and this is why I found mastering my cold read skills to be so simple. I once had a theater professor tell me that my cold read for a Tina Howe play, was better than a good portion of the many well polished final performances he had seen. At first he accused me of having not only previously seen the script but actually having played the role before. I had to assure him that this was not the case. This was because I have the luck to be blessed with such reading comprehension skills. If you are somebody who suffers in this area, do not stress out. You simply have to take it slow and practice as much as possible. Quicker reading skills can be found through practice.

Some aspiring "up and comers" forget another very important key to finding success within this field at any level. YOU HAVE TO BE FLEXIBLE! There is simply no way around this. We've all probably met aspiring performers who are not afraid to say something along the lines of: "I only do comedy never anything serious", or maybe: "I only do serious roles and never low brow comedic ones". This type of attitude will kill any chance you might of had a career dead in it's tracks! If you've never been paid well for a certain type of role, then how the heck do you know what type of jobs work best for you? I realize that some professional actors tend to get type casted. If you search the library of their work, you'll typically find, that they too, have been very flexible in the past. It is very important to consider the very high paid Hollywood "A-list" type of actor. Occasionally these people will play a similar role a few times, however, they reached their height of success by being very flexible! This is why the studios not only want them but pay them what often seems like ungodly amounts of money.

It is so very important for all aspiring actors to not forget how very important some of the good ol' fashioned performing techniques can be. If you are just starting out, alot of these techniques will seem very odd to you. You need to kill that attitude right now because I'll tell you a little secret. A GOOD PORTION OF ACTORS ARE ODD PEOPLE! Why do you think so many people consider some of the "A-listers" as being so eccentric? This is a nice way of saying that they seem strange. Their job requires them to practice techniques and routines that often look out of place to any outsider. Some actors live and die by a technique called "method acting". This is were you actually become the character (even at home in your personal life). I've given this a try and it wasn't for me. It wasn't the best way for me to get the results that I wanted, but it might work very well for you. All actors are quite different. One thing that always worked for me was to lay down on a sofa, that rested back stage, and to close my eyes while I allowed my mind to clear. I would imagine that I was actually in the process of "becoming the character". This might seem strange to some but consider the results of a performer that takes his method acting home, especially if he is playing a violent or sociopathic personality. A few very famous actors that are well known for playing violent characters in films, have suffered huge expenses within their personal lives because of method acting. However all techniques should always be kept within a certain degree of logic as well security.

The last important piece of advice that I can offer is to not waste time or money on any scams that are out there. You should be well aware of the simple fact that there are many other people in your city that also want to be actors. There are VERY large numbers of people in your area that desire such a career goal as much as you do! Con artists who want to make a quick and easy profit are very aware of this situation and they will prey on you. There are many so called "modeling agencies" that want to sell you very costly head shots and "special advantage kits" or "special advantage programs" that are suppose to help you succeed as either an actor or model. The old saying: "A fool and his money soon part" comes into mind when I see such adds within any directory. These are simply people who want your money and have no intentions of helping you get work. The world already has prominent people who's job is to help actors get work, THEY'RE CALLED AGENTS! This should always be kept firmly in mind as being ripped off will waste enough time and money to set you apart from your intentional career goals.

Remember everything that has been discussed here as it is all very important for anybody who would like to professionally act. Keep in mind that the market is indeed an overcrowded one, so becoming accustomed to rejection will serve you quite well. Any famous Hollywood celebrity will typically have many tales of unending rejection from the beginning or their careers.

Choosing a Good Nanny Over Daycare - 2 Scenarios For Working Women to Consider

One of the best investments a working woman can make is in a good nanny. A good nanny is worth every penny in the quality of life that she can provide you and your baby.

Above all, babies need love. Many people place a high value on socialization, but it has been my experience that socialization is overrated. Providing your child with consistent, loving care is much more important and will result in well adjusted children and a work life balance that you can enjoy. The following two scenarios are real life scenarios. They are just two out of many that I have witnessed.

Daycare

Dustin has been in daycare since he was one year old because his parents felt it was important that he be socialized. In daycare he learned to bite other children and that he had to throw huge temper tantrums to get the attention he wanted from his harried caregivers. Today Dustin is 4 years old and he is juggled between pre-school and daycare while his younger brother, Russ (1-1/2 years old), stays in daycare all day. Their father drops Dustin off at preschool most mornings and Dustin's grandmother picks both boys up from daycare most evenings and shuttles Dustin from preschool to daycare midday. Their mother drops Russ off at daycare in the mornings on her way to work.

They all spend a lot of time sitting in traffic. In the evening their mother has the boys watch TV while she prepares dinner because they always fight unless constantly supervised. She doesn't trust Dustin not to seriously hurt Russ and she feels like a referee. They have about an hour together while eating dinner before she lets them watch more TV while she does laundry, cleans the house and make lunches for the next day. Bedtime is usually a disaster because both boys hate going to bed since they have hardly had any time at all with their parents. Their dad usually deals with Dustin while mom puts Russ to bed.

Dustin is constantly getting in trouble at preschool. Recently, his parents were called in by school officials who were concerned about his behavior, particularly how he is purposefully bullying and hurting other kids. They feel that he is angry all of the time and said he needs more "Mommy" and "Daddy" time, meaning that he does not feel like he is getting enough love and attention. Meanwhile, Dustin's parents feel that their family life is completely out of control. They are barely managing the logistics of having two kids and would not be able to manage without the constant help of Dustin's grandmother to do some of the shuttling from place to place. They are very disappointed with Dustin because of the way he picks on his little brother and refuses to do anything they ask of him. Even worse, Russ is starting to act out as well. Although their top priority was to get the boys socialized, they rarely have play dates and they don't like to go out with the boys because they are so badly behaved.

Nanny

Claire's parents found a good nanny just before her mommy had to return to work when she was four months old. Her parent's top requirement was to find someone that would focus on Claire; both her development and to provide her with unconditional love. Claire's mother hated the idea that her baby would love someone else, but as she could not stop working, she wanted her baby to feel loved and secure above all things. Today their nanny takes care of both Claire (now four years old) and Mia (two). Claire's parents always miss the morning commute because they simply tell their nanny the day before what time they need her the next day. In addition, if both parents get stuck at work late, they simply call their nanny to let her know. During the day the girls play outside, learn about nature, ride tricycles, push their strollers around the neighborhood, draw, paint, make things with play dough, and many other enriching activities. Claire and Mia are fed healthy food that their Nanny cooks at home or prepares for little picnics at the park. She takes them to swim lessons, the discovery museum, and for play dates.

Due to the constant individual attention, both girls are very well behaved. Because their parents feel that the girls are learning more with their current routine than they will in preschool, they decided to skip preschool. While the girls are napping in the afternoon, their nanny cleans up the house and does laundry. She also defrosts and starts preparing food for dinner before leaving when Mom or Dad arrives home. When their mother gets home she fixes dinner while Claire and Mia read and play in their playroom. The girls rarely squabble as they are used to playing together and sharing. If they want more attention, then their mother seats them at the table in the kitchen with her where they talk, color or read. After dinner, and because most of the chores are already done, they all play together for an hour before it is time to get ready for bed. The girls enjoy their bedtime routine since they all get ready together. Because they share a room, their parents can usually hear the girls chatting together for a couple minutes before drifting off to sleep. Claire and Mia's parents love their family and the time they spend together. They feel both girls are well adjusted, well behaved and a delight to take on family outings. Both girls are comfortable playing with other kids their same age, as well as younger kids, older kids and adults.

In Conclusion

It has been my experience (raising three children that are close together in age) that my nanny is worth her weight in gold. I couldn't manage both my career and my family without her. In addition, she loves my children and I can trust that she would throw herself in front of a bus to save them should anything happen. We are a team, my husband, my nanny and me when it comes to raising our delightful children.

Not all nanny's are created equal. You need to find one that you can trust and who will provide your children loads of attention, strong guidance and lots of love. Keep looking until you find your perfect nanny. There are many online resources for finding nannies, like craigslist.org craigslist.org and sittercity.com sittercity.com. There are also local agencies, although they can be expensive. I have found that the very best resource is word of mouth, often leading you to a retired school teacher or someone who becomes available because their current young charges are grown and in school.

I have seen and interviewed many nannies for myself and for friends. Ask open ended questions when you interview them so that you can find out what their natural style is. I always ask them to tell me what a typical day with their charges is like. That way you can find someone whose natural style most closely aligns with your own. I recommend having at least one week of overlap with a new nanny to so that you can see her in action and ensure that your wishes are clearly understood. I also recommend popping in at random times for the first month or two to see if things are as they should be. Finally, if you have trust issues, install a nanny cam. My husband installed one hidden in a bookcase in our playroom as well as in the nursery. We stopped using it after a couple of months when we saw that our instructions were being followed. Some of the new nanny / surveillance cameras can be set up so that you can login from any computer and view what is going on in your home at any time during the day.

CLASS Act Provisions On Long-Term Care

CLASS Act, which stands for Community Living Assistance Services and Support Act, is considered as the first national, voluntary and government-facilitated insurance plan for long-term care in the United States. It was signed into law by President Barrack Obama on March 23, 2010 but only took effect last January 1, 2011.

The primary goal of the act is to provide means to employed adults to pay for long term care and health assistance through a salary deduction scheme and to augment the role of Medicaid and other insurance coverage. Nowadays, Medicaid pays more than 40% of personal care for senior citizens and disabled people. Cash benefits that will be provided by the CLASS Act would give American families the flexibility to pay for long-term care plans without putting a hole in their pocket.

The law is expected to have an impact in the year 2013, until all details are worked out. The Department of Health and Human Services is the government agency tasked to draft and implement the rules and regulations of the CLASS Act program. The rules will be decided by the Secretary no later than October 1, 2012.

Here are some of the most basic and significant provisions of the law:

Who are entitled to enrol in the program?

Any employed individuals, 18 years old and above, are eligible to join in the program. This includes part-time workers and self-employed ones. Applicants must be employed for at least 3 years before they can get their benefits. The person must not have previous history of institutional care.

How does it work?

It is a voluntary policy. People who want to avail the benefits of CLASS program need to pay for the premiums on a monthly basis through a salary deduction system. Members will be automatically enrolled through their companies and have their premiums deducted through their payroll, but with the choice to opt out.

How long is the waiting period?

Unlike private LTCi policies that pay for benefits on a daily, monthly, or annual basis, the CLASS Act commands a five-year waiting period. This means that an applicant can only receive the benefits after she or she completed paying the premiums for five years.

Are there any health qualifications?

None, fortunately. One positive provision of the CLASS program is that it accepts all qualified applicants, regardless of their pre-existing health conditions. This is different from private insurance policies in which they disapprove anyone with health problems. Underwriting process is not necessary for qualified applicants.

What are the benefits?

CLASS ACT will provide cash benefits which can be utilized to pay for a wide range of care services, including nursing home expenses, assisted living, and many others. The minimum benefit is US$50 per day, but the Congressional Budget Office assigns US$75 daily benefit to members who need backings on two or more activities for daily living.

They have to deal with the fact that one day they will no longer be able to live by themselves and this could be a rather stressful thing for many people. They might feel like they will lose some form of independence and will no longer be useful to anyone. You could make this a lot easier for your parent if you just talk about this in advance.

The wages, taxes, bonding, and insurance will all be taken care of by the company. There are some that also have vans that can shuttle the caregiver straight to the home which assures great and timely service.

Experience is definitely one the most crucial aspects of any contracted health care provider. You should be sure that you ask for the references and whether the client might have a few success stories to mention. One of the best benefits that could come from dealing with the professionals is the relationships that develop between the clients, the family and also the caregiver and their supervisor. Basics of Fashion Modeling

So you want to become a fashion model? Well you have come to the right place to get a little insight in the modelling business.

A lot of girls (and even some guys) want to be a model because it's glamorous. However, it's an extremely competitive and grueling business that will more likely break you than make you. Here are some cold, hard truths about becoming a model, as well as some realistic advice to make it happen.

Realize that there are qualities every model needs to have, depending on the type of model one wishes to become. Generally, any feature indicative of good health is a must--clear skin, a full head of hair, and overall symmetry. Other qualities such as height and weight depend on what you're modelling.

Decide what kind of model you would like to be. Technically, anybody can be a model. However, do remember that if you don't meet certain requirements, the work available to you will be incredibly limited, and you may have to compensate in other departments (reliability, technique, etc).

You can be quite thin and toned yet still quite curvy to be an average model, or big and curvy to be a plus size model.

If you're tall (at the very least 5'7) and very skinny but with a small breast size, you can be a catwalk model.

If you have large breasts but not very wide hips, you can be an underwear model.

If you don't fit any of the face or body descriptions, perhaps you can be a foot, hair or hand model.

Get some photos done. These don't have to be professional but they should be created for the purpose of showing your ability as a model. Although agencies say they are happy with snapshots, that doesn't mean they want to see an out of focus shot of you out partying with your friends with a little note attached saying that you're the one on the right! As a bare minimum, you will need one headshot and one body shot.

Get a website. It helps spread the word that you're out there and also serves as a place for your adoring fans.

Look up the number of a reputable modelling agency. You can find these in your area phone book or by running a search on the Internet. Make an appointment. Be prepared. When you attend your appointment, they might ask you to pull certain faces like laughing, happy, sad, or seductive. Practice in front of a mirror beforehand. It may help to look at pictures of models in magazines to get an idea. They will ask you to walk and take your measurements, so be prepared for all of that as well.

Be polite and always turn up on time to any appointment or shoot. If you're late or rude, word soon gets around and then nobody will want to work with you.

If going to an interview with an agency isn't something you want to do right now or just doesn't seem right for you, you can consider entering modelling contests. However, make sure you check that these are being run by a reputable agency.

If, for whatever reason, you've decided signing with an agency isn't right for you, you could consider going freelance. But be warned- the pay is usually considerably less and there are fewer safety precautions.

Confirm whether or not there will be a make-up artist on site for any work you are doing. 99 times out of 100 there will be but there may be the odd occasion where you are required to do your own make-up. If there is a make-up artist, then arrive fresh faced.

Be aware of the fact that if you become one of the top models like Naomi Campbell; Tyra Banks the people you work for might ask you to take drastic measures to stay a top model. For example, they might ask you to get nose jobs, liposuction, or have breast implants. And lose more weight.

Other models can be mean, but you're still going to have to smile and hug them for the photos. Get your parents' permission if you're under 21.

It is recommended that you get some sort of training. Like doctors, lawyers, or any major profession a degree and certain amount of training to acquire proper skills is highly necessary. Fashion modelling books are a great resource to help you in becoming a model and to educate you on the business. Some modelling schools are licensed by the Board of Education.

However, whether or not they will teach you have to become a model is questionable and some agencies even say that attending a modelling school can teach you bad habits that are hard to unlearn! They are also expensive.

Be organized! Models often get called off places at the last minute and have very busy days. You need to be on top of things if you want to succeed. Buying a day-to-day planner can really help.

Modelling is a tough business. Try not to be discouraged by rejections. Even top models still get rejected for about 70% of everything they are put forward for! Don't let people get you down! Learn to accept rejection politely. Thank the people for their time.

Be truthful about your measurements. Don't say you're skinnier than you are just to get a shoot. Once there, the stylist will have problems and you will get found out. Word will get around and you could find yourself without a career.

Be wary of any agency that asks for money up front. The majority of agencies get their money through commission- meaning they take a certain percentage of your pay for every job that you do. If you don't work, then they don't get paid. If you've already paid up, there's no incentive for them to find you work.

If you are sure that they are an agency, listen carefully to what they are asking for the fees for. Bigger agencies in bigger markets will often pay for these for you or at least loan you the money but smaller agencies or agencies in smaller markets can't afford to do this.

If the fees are to cover actual representation, this probably isn't a good deal. Although there are some good agencies out there who work on this basis, the majority are nothing more than con artists. Find models that they represent get in touch with them and ask them what they think of the representation they are getting.

Know your limits on style and nudity. If you don't want to do glamour work or are uncomfortable doing full nudity, speak up and don't let people push you past those limits. Also, consider where you want your career to go in the future. Sure, you may be comfortable doing glamour now, but what if you decide you want to do fashion or catalogue work in the future? You might be discriminated against if they know you have done this line of work.

Be aware that the pressure of modelling can cause a lot of long term mental health problems, including eating disorders. Don't be afraid to speak to somebody if you think it is getting all too much. If you just can't handle the pressure, it may be time to start thinking of a new profession. A job isn't worth your health!

If you are invited to a foreign country (i.e. Hong Kong, Macau etc.) for an audition or job, have enough funds to purchase a return ticket yourself. While legitimate jobs exist, there are many scams that provide one way tickets then trap young girls into prostitution rings when they cannot afford to go back home.

If you are planning a photo shoot with a photographer you have met online, it is highly recommended that you bring a chaperone to the shoot. It's for your own safety, as you never know who is who online!

If you can't bring a chaperon (because you are unable to find one or because the photographer doesn't allow chaperons), make sure you do a background search on the photographer first- check out things such as who they have worked with and for and call somebody when you get to the shoot and when you leave the shoot.

Things you'll need

At least three good head shots and several full body shots wearing different outfits, in different poses, and don't forget to add a b&w picture as well to send into agencies.

Confidence will play the largest per cent of what you will need, all the head shots and poses won't mean a thing if you don't believe in yourself.

These Loans Are Obtainable From All Banks And Many Money Lending Agencies

Home greeneasylife.com equity loans are always a way out for home owners to access cash whenever they need it. These loans are obtainable from all banks and many money lending agencies both in the high streets and online. They are secured against the home so it is not difficult to qualify to get one.

Be careful not to abuse this loan as it could get you into financial problems. Only make use of the loan if there is no other way out for you. It is always the better option to save the money for a project rather than borrow the money. In most cases it is a case of impatience. We do not want to wait a little while for something but want it immediately and then have debt for many years to come.

The most popular use for these loans is home renovations. Banks decided in the beginning that this would be a good way for home owners to access cash to pay for the periodic repairs on their homes. The loan does not necessarily only have to be used for this purpose but it is nice to be able to pay for the renovations on your home.

The banks will either pay out the loan in a lump sum to you or they will open a line of credit that you can utilise as you like. This system works very well when you are renovating your home as you can draw the money to pay the expenses as the work is done and you will be able to keep track of what is spent. When the project is completed you will be able to see that none of the loan has been wasted on anything other than what it was loaned for.
