How to Shop for a Home

Shopping for a new home is an exciting prospect but it can also be extremely difficult and stressful. Most consumers are excited about the idea of buying a new home but the process of finding the right home and an acceptable mortgage can put a damper on the excitement. Shopping for a new home should be enjoyable and as long the consumer is educated and involved in the process it can be. New home shoppers can't control everything and unexpected issues can arise but by taking the proper steps and researching everything extensively consumers can lower their stress level.

The first step in the home buying process is to find a good greeneasylife.com mortgage loan. One mistake many home buyers make is to find a home they love before they know what kind of loan they will qualify for. This can lead to disappointment when the consumer finds the home of their dreams only to find out that they can't get a loan big enough to pay for it. Educated home buyers should seek out a mortgage before they do anything. Figure out how much you can put down and then shop around and find a mortgage with the best interest rates and one that they will be able to afford. Just because you qualify for a huge mortgage does not mean you should take it. Make sure you will be able to keep up with the monthly payments. Sit down with at least 2-3 brokers and work out a mortgage that will get you in a home to your liking and one that you will be able to afford without putting too much stress on other parts of your budget.

Once you get the greeneasylife.com mortgage loan it is time to start looking at homes in your price range. Now that you have the financing in place you can begin to narrow your choices down to houses that you will actually be able to buy. Start researching areas where you would like to live. Figure out what is important to you in terms of schools if you have kids, local resources, proximity to retail shops and restaurants, and features that are suited to your desired lifestyle. You should also figure out how much space you will and how big of a place you want. Once you narrow this down you can start looking through MLS listings if you want to do it on your own or talk to a buyers real estate agent. Agents can provide an excellent benefit but they will increase your costs. Once you have narrowed your choices down begin visiting open houses.

When you have decided on a house you are interested in it is time to get an inspection. Inspections are extremely important because they can find problems with the house that you may not have noticed. Many times the sellers will have already had an inspection. If that is the case you should request the report so you can review it. It is also a good idea to talk to the inspector and do some research to find out if he/she is reputable and experienced. If you are not comfortable with the seller's inspection report you may want to hire your own inspector. Make sure you hire a reputable home inspector who is qualified to check everything in the house. If there are problems that show up and you still want the house you can make arrangement with the seller to either reduce the price so you can have the problems fixed or ask the seller to fix the problem before you buy.

Once your bid has been accepted and you are ready to close on the home you will need to get a title agency so you can transfer the title of the house. Mortgage brokers and attorneys will recommend a title company to you but it is up to you whether you want to use them or someone else. Consumers are allowed to choose their own title agency and should exercise that right as it could save you quite a bit of money at closing. There are many title companies out there. Many are traditional title companies but there are new title agencies like My Closing Space, which are marketed direct to consumers and offer substantial discounts because they are work independently of any brokers or attorneys. Do your research and find a company you are comfortable with in terms of price and customer service.

After all of the title work is done it is time to go to the closing. You will sit down with the seller, mortgage broker, real estate agent, title rep, and anyone else involved in the process to sign all of the necessary documents (there are a lot of them but knowing you are going to move into your dream home makes it all worthwhile). Any payments will be taken care of at this time as well. Once closing is done you are now the proud new homeowner and you can begin thinking about everything you need to do for the big move.

Mark Pilatowski is a title industry insider and has followed the litigation surrounding the title industry for the past few years. Because of the problems with other title companies he joined the team at myclosingspace.com. [myclosingspace.com] My Closing Space offers Title Insurance [myclosingspace.com/title_insurance.aspx] and closing services direct to the consumer without the junk fees and kickbacks that other title companies charge.

A Difference Between Appraisal, Assessment, Home Inspection

Every one should have a home inspection before purchasing any property, including new construction. You may think that's rediculous but there are too many cases that prove otherwise. It is only a couple of hundred dollars and can save you thousands. Most importantly it makes you feel confident about the house.

Remember the horror stories you saw on the local and national news about all the new construction problems? One is leaks which leads to the dreaded word mold, a whole problem in itself. The stories go on and on. Recently a buider filled a dump and built houses on it. Needless to say, when things settle underground, they do above it. The houses were collapsing and the EPA (Environmental Protection Agency) found barrels of some kind of petroleum substance.

he most important thing is that you carefully select your home inspector and be there at the time he/she makes the examinination. You may not know what is supposed to happen but they should go over the property with a fine tooth comb. Every wall, shingle, window, receptacle.....is looked at and tested. The good ones go in the crawl space, attic and on the roof. When you get the report don't be alarmed. Some things are to be expected, such as outdated electrical systems in older houses and minor settlement.

An assessment is done by a city or county inspector to determine tax bases. Many times they are licensed or certified appraisers but they don't have to be and often are not. They don't do an appraisal. They go by public records, quite often wrong data. Some do have pictures and some have sketches. I put a woodstove in my house a few years ago. I went down and paid for a permit and to this day it is not on record. This is also true with additions which of course add square footage as well as value. I read the other night that approximately thirty percent of property is over assessed, therefore overly taxed.

If you have good reason to think your property is in that category, you should contact your assessor and ask for an appeal. But, understand appreciation has seen an all time high in recent years and may very well be the reason for your estimated value.

See my other article on understanding an appraisal for more detail. An appraiser does a very detailed extensive research on the area, neighborhood and specific property. Upon arrival pictures are taken. Notes are taken about curbs, gutters, sidewalks, street, landscaping...Then the house, deck, garage, porch and so on are measured, the square footage is calculated. Then every single item is noted inside the property. The appraiser goes to at least three similar properties (comparables) that were recently sold, ideally in the same neighborhood. Pictures and notes are taken. After returning to the office a sketch is drawn, pictures are produced and the work begins assembling all data and comparisons before arriving at an estimate of value.

Suzie is a licensed broker and certified residential appraiser with twenty years of experience in the industry. She majored in real estate and architecture and prefers to do sketches by hand rather than using cad programs. Other professionals in the field have contributed as well including agents, brokers, appraisers and educators. freewebs.com/realestatenews freewebs.com/realestatenews

Working Conditions and Job Outlook for Nurses

Job opportunities for registered nurses are likely to be very good. Through 2010, employment of RNs is likely to go for all occupations. As compared to other heath care sectors, employment in hospitals is expected to grow more gradually. Even though the strength of nursing care is expected to increase, demand for more nurses per patient, the figure of inpatients (those who remain for than 24 hours in the hospital) is however not increasing much. More measures are being taken on an outpatient basis. As a result, patients are being discharged earlier both in and outside hospitals. There is a rapid growth in hospital outpatient facilities like those providing same-day surgery, chemotherapy and rehabilitation.

Job opportunities in home health care are likely to grow rapidly. This is because of the growing figure of older persons for functional disabilities and technological enhancements, which made it possible to bring progressively more complex treatments into the home and consumer inclination for care in the home.

In 2000, nearly 2.2 million jobs were held by the registered nurses, as the largest health care occupation. Almost three out of five jobs in hospitals is in outpatient and inpatient sectors. The rest were typically in the clinics, offices and health practitioners, nursing homes, health happinesslifetime.com care agencies, schools, temporary help agencies and government agencies.

The majority of nurses work in comfortable, well-lighted health care facilities. Public health and home health nurses visit patient's homes, community centers, schools and other sites. They spend substantial time standing and walking. To deal with human suffering, stresses and emergencies, nurses need emotional stability. In nursing homes and hospitals, patients require twenty-four hours care, as a result, nurses in these organizations may work nights, holidays and weekends. Occupational health, office and public health nurses are expected to work for regular hours.

Nursing has its hazards, particularly in nursing home, hospitals and clinics where nurses are expected to care for patients with infectious diseases. Nurses must watch strict guidelines to protect against disease and other hazards like those posed by anesthetics, chemicals used for sterilization of instruments and radiation. Moreover they are susceptible to shocks from electrical equipment, back injury when shifting patients and dangers posed by compressed gases.

Hence, before enrolling in a BSN program, individuals must first consider the pros and cons of nursing, since by doing so they can broaden their advancement opportunities.

Fixing Your Parent's Train Wreck - What's Next?

The proverbial train wreck has happened! Your parents have either had a major incident such as broken hip, collar bone, heart attack; or it may be minor such as bruises from a fall, car accident, or simply getting lost. Finally your parents are open to discussing what to do next.

You, the adult child, will be delegated the task of answering the "what to do next" question. At this point most people will find themselves overwhelmed at the information they will need to process to answer the "what's next" question.

You can chose to undertake the task on you own if you have the time and patience, or simply hire a Professional Geriatrics Care Manager to do the research and provide recommendations. A Professional Geriatrics Care Manager will cost $75-$100 per hour but are well worth the expense. The care manager will provide you with scenarios both short term and long term to choose from hopefully preventing future injuries, major or minor.

If you choose to undertake this task on your own, you will need to understand the appropriate level of care to fix the problem today, and what will be needed in the future.

It may be as simple as hiring an in-home non-medical care agency to help with the activities of daily living (ADL's) such as bathing, transferring, feeding, toileting, dressing and continence care. These agencies can also help with transportation, laundry, house keeping, meal prep, medication management and much more.

If your situation is more complex requiring medical attention such as wound care, therapist, IV therapy, or respiratory therapy you will need to connect with a visiting nurse association or a medical in-home care provider.

If appropriate, hospice care may be the next step. Hospice care is widely misunderstood and should be considered. Hospice services are available either in home or within a facility. Hospice employs an inter-disciplinary team approach to provide comfort and support to all members of the family. They also can reduce the financial burden by providing medications and medical equipment.

To complicate the "what's next" question, you will need to learn what Medicare will pay for and what expenses will be private pay. On top of that you may need to consider a combination of these services.

Next you will need to learn and understand the various living arrangements and what will be appropriate.

There are two types of independent living arrangement. The most common choice is the present home setting. You will need to identify your loved ones limitations. This may require professional help such as a physical or occupational therapist. Once you have an understanding of the limitation you will need to make the appropriate accommodations to make the home safe. The second option for independent living is a retirement community. The retirement community often provides social activities such as bus trips, picnics, and gets togethers.

There are various forms of living arrangements that provide assistance. There are many acronyms for the levels of care required such as CBRF, RCAC, and adult homes. I would advise you to research each carefully to understand which level is appropriate for the immediate needs and future needs. Once you have decided on the appropriate setting, then the selection process takes place. I advise families to make an unannounced visit to the facility to observe with your sight and smell. The best time to visit is at mealtime. This is the busiest time of the day for the aides, and you can observe the meals that are prepared. Then request a meeting with the administrator and also request a copy of the most recent state inspection report. Studying and comparing state inspection reports will provide an insight and raise questions. Then there are various pricing plans to consider.

The final living arrangement to consider is skilled nursing. I advise following the same steps as mentioned above when deciding which facility to choose. With skilled nursing facilities you can compare various facilities on line by using the Medicare website. The service is free and can save you a lot of unnecessary leg- work.

Now that you have a road map to follow, the next step is finding all this information. I suggest you contact your local county aging services or your local Area Agency on Aging. They will send you a packet with all the information needed. This is where the work begins!

What Skin Care Treatments Really Work to Make Facial Skin Look 10 Years Younger Instantly

Well, we all know by watching the latest TV shows like those on E and other TV channels that Beauty, and especially facial beauty, is more important than ever. I was just watching the Emmy's pre show and how they really zone in on peoples skin, clothes and hair. It's amazing how entrenched our society has become with the way we look.

We also know it's a fact that women, and now metrosexual men, will literally do anything to get even the smallest improvement in their look - especially on their facial skin. Anything that can truly achieve a younger and more youthful appearance is akin to the fountain of youth. So many products claim to have these properties from anti wrinkle creams to dermal products and more. The problem is that most don't work in the slightest bit! According to Consumer Reports and numerous federal agencies in charge of regulating cosmetic and pharmaceutical products most products and almost all infomercial products are vastly overrated and many don't even work at all.

So, what is one to use? What products out there can really have an effect on ones facial skin that would be both measurable and noticeable? Is there a fountain of youth out there? Actually, the best place to go for this answer is not your TV or that infomercial (many of which use bogus doctors and claims to push their products). The best place to go for advice is to your local dermatologist. They are trained and certified in treating your skin and know more about your facial skin than anyone else.

Now when you go and see a dermatologist for your skin, what are they going to tell you? First, proper cleaning is vitally important. Don't use harsh soaps and cleaners. And also, for women, never leave your makeup on when you go to bed. This will clog your pores and create breeding grounds for acne causing bacteria. Another tip - be sure and use non acne causing moisturizers as necessary.

Then, if you want a treatment that really works and is clinically proven to make skin look on average 10 years younger they will usually advise a Trichloroacetic (TCA) skin peel as one of their in office treatments. Almost every dermatologist worldwide offers this treatment as it is highly effective in treating many topical skin conditions like acne, happinesslifetime.com aging skin related problems and more. Now, it is important to note that most dermatologists will charge around $500 or more per TCA skin peel. And they will usually also require or offer some pre and maybe even post treatment products like those made by Obagi and they can cost as much as the skin peel itself. The pre and post treatments are entirely optional based on the strength of the application of the chemical peel.

Generally after application of the TCA peel, ones skin will tighten and then peel off in a few days to a week afterwards. After the peel, younger, more youthful skin will result that can literally remove up to 10 years from ones face. Now, it is also important to note that you don't have to go to your dermatologist anymore for a great TCA peel. You can now purchase it at great savings for your own in home use.

Why Obtain Home Health Aide Certification?

Home based patients who are seriously ill or disabled need to be cared for at home. This however is not always possible since family members cannot at times provide the proper care for these patients and requires the services of those who are trained and qualified for the purpose. This is where the necessity of Home Health Aide workers arise because these nursing aides are trained and certified to provide assistance to patients to prepare their meals and feed them, dress them and offer laundry services and run whatever errands are required by the patients.

According to govt. regulations any health worker that is sent to a home to look after the sick and the disabled should have the requisite qualifications of a Home Health Aide due to the fact that most of these patients are eligible for Medicare in one way or the other. In order to get the HHA certification there are many institutions that can be joined while the training period takes around 75 hours in which the students are taught everything about home health nursing that includes 17 different types of skills they have to acquire in order to receive the HHA certification.

On completion of training, a HHA will be assigned to a home or several homes to provide assistance to patients to get on with their lives with the least inconvenience. These workers only provide support in helping the patients to do things they cannot do by themselves and never to advice or provide the patient with medical support for which they are not qualified. Needless to say the duties of a health aide can be very exhausting and only those who are strong enough physically and mentally will be able to withstand the pressure.

Anyone who has an aptitude for nursing can first gain recognition as a Home Health aide which will give him or her a taste of what to come. In order to obtain the certification one has to join an organization that offers the course and the best 2 places to get the necessary information is to visit the websites of "free home health aide certification" or "homecare nurse aide job" listings. They can also get training free of charge from certain agencies that will train them on condition that they work for them for a certain period of time. Most of these institutions will not only train the students but also find them employment if they are suitable for the work involved.

An HHA has many tasks to complete when he visits one of his patients and these can be as simple as feeding the patient, dressing him and taking him for a walk to more stressful duties that include washing and keeping the patient clean and in hygienic conditions, changing bed pans and making sure he is kept cheerfully and happy if the patient happens to be mentally unbalanced.

Duties assigned to an HHA can differ from time to time and may consist of looking after just one patient for a long period and attending only to his needs or visiting many homes during the day and looking after the needs of several patients who require less care and assistance. The care might have to be given at home or if the patient is admitted to a hospital or nursing home, the work can be carried out wherever he is and as long as the patient requires his services.

Although not exactly the type of career that most would willingly apply for, it is one profession where there will always be vacancies because the number of patients who opt to be cared for at home is on the rise. With the prospect of any amount of job opportunities in the future, it is a worthwhile career to be considered by anyone who has an aptitude for nursing as well as a kind heart, positive outlook and a desire to care for the helpless and the sick.

Guide to Gifts For Him

As we have recently given guidance on gifts for ladies this Christmas we thought it only fair to do the same for men - so take a look if you're running out of ideas for a male relative or friend.

First rule - please, no socks, ties or hankies unless specifically requested!

Activity days

Our number 1 suggestion would be an activity day. You can give the man in your life, or your father, son, brother or friend the experience of his life with an activity day ranging from white water rafting to rally racing or even a flying lesson.

Days like this are surprisingly affordable and easy to track down on the Internet.

SatNav and other gadgets

Boys and their toys! Any gadgets, from the latest 'Blackberry' to a digital camera, are usually a safe bet with the guys but number one has to be a SatNav. Not only can he have hours of fun changing the voice that guides him home, from Yoda to Mr T, but he will also be able to avoid asking directions, and you know how much he loves that!

Extra TV channel/package

The way to your man's heart isn't just through his stomach. If he gets to eat in front of his favourite TV channel he'll be eternally grateful. You can choose from a good variety of channels with sports packages being a popular choice. Having said that, this gift could backfire if you're hoping for help with the washing up after Christmas dinner.

Gift voucher

If you're really stuck why not get him a voucher? Gear it around the interests of the man you're buying for and he will have the freedom to treat himself to something he definitely wants. Gaming or music outlets may be good places to start, or get an e-voucher from an online store such as Amazon to give him a huge range to choose from.

Watch

Jewellery isn't just for girls and an obvious choice here would be a new watch but, as always, carefully consider his style before splashing out.

Man Bag

Yes, we know it sounds controversial but men need bags too. From a new briefcase for the office to a more casual sports style holdall this can actually be a great gift. Go on, we dare you!

Buying a Home - How to Deal with Debt Before You Purchase

Digging your self out of years of debt can be stressful at best, but at it's worse it can be disastrous. Buying a house without taking your debt into consideration almost always has similar consequences. Your in debt and you want to buy a house; what do you do? Here are a few options available for home buyers seeking freedom from debt.

Renegotiate: While you may be convinced your lender is desperately trying ruin your credit or repossess the things you value most like your home, car, or boat; in reality, most are more than happy to help you by renegotiating your loan agreement. Speaking to your lender at the very start of any financial problems is extremely important and can often save you from dire situations down the road.

Credit Counseling: Believe it or not there are experts out there are are certified to deal with what you're going through. Credit counseling agencies and their employees make it their job to help you get back on track making this another viable option for debt relief. In a sense, the agencies act as a third party to speak to the creditors and bill collectors on your behalf. Traditionally they will ask for a set amount of money from you, the borrower. They will then allocate that money properly and work to help you get out of debt.

Borrowing Against Life Insurance: For borrows who have a full life insurance policy, this presents yet another option to help get you out of debt. Many life insurance companies will allow the policy holder to borrow against the value of the insurance. The money is taken right out of your policy and any money not paid back will be deducted from the value should something happen to you. Not paying this backs means leaving loved ones without that money so be careful, you may only want to use this as a last resort.

Transfer Balances to Credit Cards: Millions of Americans have their mailboxes inundated with pre-approved credit card offers that claim 0% financing on transfered balances for a certain period of time. This means whatever debt you transfer onto the credit card is not subject to interest rates until the end of the introductory period. Sounds terrific but use caution. Debt that remains after that period is subject to substantial rate increases and there is always a large possibility that you will need to pay on any interest that may have accrued over the introductory period. If you're debt is not substantial and you know you can pay if off within the time frame given this can be a terrific option, however, for individuals with a large amount of debt this can actually place you farther in the red than you were before.

Home greeneasylife.com Equity Loans: If you already own a home and want to clear up your debt before you purchase a new one you may feel stuck. However, you do have options. Those who find themselves in the clutches of deep debt often find a home greeneasylife.com equity loan the number one option for debt relief. It's relatively inexpensive, moderately easy to be approved, and can even offer tax deductions. This is also a more forgiving option for repayment since many lenders have fairly lax repayment schedules which offers the borrow a chance to get current with their payments as well as get ahead and improve their credit score by paying a little extra each month.

Countrywide Credit offers credit tools and calculators, mortgage refinancing [countrywidehomeloans.com/lower_my_payment.php], consolidation loan [countrywidehomeloans.com/consolidate_my_debt.php], and a comprehensive credit learning center to help educate consumers who are on their way to becoming home owners.

Blog This in Your Think Tank

What is up in your Think Tank? Oh, you say you are not in a Think Tank, well, why not, you seem to like to think right? Perhaps you might enjoy some of the things we discussed in our Think Tank this week, as our topics are so diverse and interesting. For instance, we are all consumers in a way, even if some of us are somewhat minimalists. Have you ever considered why we have so many products are being recalled.

My Product Has Been Recalled; What is a Recall and What is Really Going on?

Indeed, I have found most recalls to be simply "CYA" for the manufacturer to prevent a future lawsuit, generally one or two accidents, which were really driver's error or a misuse of equipment. In aviation there were always many Airworthiness Directives, most were a waste of time and totally costly. In the trucking industry - it kills efficiency in downtime.

Some automotive manufacturers now use it is an excuse to get everyone back to the dealership showroom to introduce the new models and sell add-ons and other preventative maintenance since 80% of the routine manual required maintenance goes undone, costing the dealership $100s of thousands of dollars per year.

For the back of my Motor Coach, I bought a little scooter, I have had words with a couple of dealerships, as they are fine before the sale, then afterwards when there is a problem, the whole world changes and they do not give you the time of day and gouge you on service? No wonder most of those motorcycle dealerships change ownership so often. When recalls come it seems they lolly gag and lure you into the showroom to look at the latest models.

Another fascinating subject this week was a topic about Korea Town and alcohol laws in California. In the state of the nuts, fruits and flakes out West, and mind you that is what they call it, not me - it seems that the 'no alcohol' sales after 2 am is not observed and that in these areas you can buy alcohol until 6 am. The City of Los Angeles does nothing about it, as to not make waves. Why are we allowing such things, as it destroys the nation's melting pot, due to self segregation and self-rule outside the laws of society and civilization.

In Korean Town you can buy Korean Gin, it's a green potent alcohol, that they sell in Restaurants imported from Korea, you cannot buy it anywhere else, it is quite good if you like that sort of thing. Many of the restaurants where it is sold do not have alcohol licenses. Should these laws be enforced or should we remove the laws for everyone else too? Our nation should not play such double standards, any thoughts?

The next subject is rather interesting about the problematic future of Wars in Space. An interesting book that our Think Tank read on this subject re-affirmed what many others have said. "Empty Promise - The Growing Case Against Star Wars" by The Union of Concerned Scientists - 1986. Today, we see weapons being produced, which can shoot down intercontinental ballistic missiles in the US and China practicing by shooting down satellites. Space Debris aside; are we setting ourselves up for a future of wars in space?

The Star Wars Program that Ronald Reagan was promoting back during the cold war finally helped break the Soviet Union's back financially. The ability to take out enemy communication, GPS and net-centric satellite components will definitely be a part of future human warfare. An interesting book to read on this subject is; "The Fallacy of Star Wars" by UCS [1984 Report]. Now with many nations all entering space, putting up satellites, spying from space and developing weapons for space - the space war cometh, whether we like it or not; George Lucas was right.

Now with space laser technology and anti-satellite weapons it appears the US Air Force Roadmap for space defense is all but guaranteed and along with the Chinese forces that building up and their space program military exploits, the future is foretold. Obviously, in a war, it is necessary to create a fog and disrupt information flow in your enemy's command and control and we need not look past Karl von Clausewitz to confirm this.

In the future much of the escalation sequences will happen so fast in a Space War, due to the speed of the lasers in firing that Artificial Intelligent computers will run the scenario and fire without human intervention or second guessing, thus one must ask can we trust the computers? Well, can we trust humans; judging from history the answer is "Certainly Not!"

An additional subject perhaps of interest is how the Digital Economy has played such a role in the economic advancement of the United States and in World Trade. An interesting book to read on this subject is; "The Digital Economy - Promise and Peril in the Age of the Networked Intelligence" by Don Tapscott written in 1995. This gentleman predicted much of what we see today and how the Internet has evolved and how 'business enterprise' software has come to be the center of the corporation.

The insight in this book rivaled the futuristic predictions of Bill Gates; "The Road Ahead" and "Business at the Speed of Thought" and thus was relevant to the topic at hand. One of the most interesting insights was the fact that industry lines become blurred, which was a common theme in other books of the day such as; "Co-opetition" and "Competition is Dead" and still we see companies re-designing their market mix, the way they do business and how to leverage the Internet to increase customer loyalty, profits and longevity. The Digital Economy got off to a fast start and crashed, but make no mistake the Digital Economy is stronger than ever before and this is the future.

Today we hear debate still on the subject of Centralized or De-Centralized companies, government agencies and military command and control or net-centric systems. But this is nothing new, in fact it might be interesting if you go and pick up a copy of "The Centralized Company - Making the Most of Entrepreneurial Management" by Robert Levinson 1983. Robert states that this is a radical idea = radical decentralization that is.

Mr. Levinson says decentralization makes business fun, less structured and fewer rules and regulations within the organization, which make local regional variations tougher to deal with. Indeed, in addition to fun, he shows how profitable it can be also. Having personally run a Franchising Company in my career; it was amazing how important this book was to some of my decisions as we grew into a nationwide company. This helped me over come communication issues and got me to buy a motor coach to personally visit all our outlets. Never should a company let the entrepreneurial spirit amongst its ranks die.

So how can a large company break up the bureaucracy then? Well, first you must act, mobilize, have everyone at all levels agree on the process to remove the inefficiencies. Have a risk-taking revival, blow off stodgy committees and bring back the entrepreneurial spirit. Pay for new ideas with a bonus system, increase employee local moral and teamwork and allow local decision making to rule the day. Once you start you will invent new methods and ideas to move the ball down the field faster and develop new plays to win.

Well, those are all good points and advice from inside a business but what about the other side of the equation? The consumer, how can the consumer influence businesses? How can the consumers become socially conscious? By voting with their dollar, that's how. May I be so bold as to recommend "The Green Consumer" by John Elkington, Joe Makower and Julia Hailes [1998] as a good place to start? Indeed you can buy products that do not cost the environment much. I would like to also recommend "The Green Capitalist" by Tom Burke, a relative classic in the Green Movement Circles. No, I am not a Greeny or a Sierra Club look-a-like, rather I am simply someone who likes clean air and water, because I breath the air and drink the water - we all do.

If one is going to call for political intervention to protect the environment, then they need to walk the talk and not live in hypocrisy - that means recycling, living right and using their purchasing power in a moral and ethical way. It means conservation of water, fuel, not polluting, using alternative energies like solar power, but it also means buying organic foods, using safe cleaning products and wearing clothing that does not cause issues onto our Earth. Think on this, because if one is to complain about Oil, Air Pollution or the environment and then drives a 1970 Volvo with leaky rings that allow the engine to suck up oil and pollute then such hypocrisy is unethical.

Speaking of pollution in the air and water, what are you doing to prevent pollution in your body? You know you are responsible for eating right and so let me remind you to educate yourself ASAP on what to eat, when to eat and how to eat so you can still stand on your feat and not get Type II Diabetes. Likewise the information that you put into your brain, the stress you allow, and the emotions you evoke all matter in your health.

You might like to read "Super Immunity - Master Your Emotions and Improve Your Health" by Paul Pearsall, PhD. 1987. Why do I recommend this book you might ask? Well, it appears to me that much of the poor health in our nation is caused by undo stress and negative bio-feedback. Am I cursing Western Modern Medicine? Oh, heavens no, nor is the author of the book, rather letting the reader know that you can improve your health by improving your attitude among other things.

Your body needs to be clean and free from stress along with your home. Just like you can improve your health by positive thought, eating right and preventing polluting it, you can also do the same to your home by organizing it. Speaking of which perhaps you might like to read the book; "Built from Scratch" by Bernie Marcus and Arthur Blank, the Founders of Home Depot [1999]. Like all books about Corporate Founders, you will enjoy the perseverance, story and ultimate achievement of the making of the largest retail home chain. These founders where sworn to take care of the customers and their teams. The two founders were in lock step towards that goal, often finishing each others sentences in interviews. These gentlemen knew how to build their brand and they were in it to win it and to deliver to the masses all those home items they desired, while retaining a profit and you know what - it worked.

Well, I hope you have enjoyed today's Think Tank lecture and will perhaps read some of these books and ponder some of these thoughts as you progress thru your week. Good day, good night and continued success.

Resources for Seniors Living in Los Angeles - Medicare & Medicaid

Everyone once in a while it's nice to do something kind for others. Everyone believes this philosophy to some extent, even if it's kindness shown to just the immediate family. The problem is that doing something kind for someone else doesn't always solve the needing person's dilemma. It may provide some temporary relief and push other problems back for a short time, but some effort is still needed to permanently resolve the situation. You might well consider Medicare and Medicaid the government's way of doing something nice for others. The program doesn't always help to the extent that we hope, and sometimes we may even see it as underwhelming. But it is an option that is available to many and should be explored. Both of these programs are one example of a resource for senior living in Los Angeles.

Medicare and Medicaid: A Government Resource for Senior Living In Los Angeles

Medicare is federal health insurance that is available to Americans 65 years of age and older. It covers basic medical care as well episodes of hospitalization and subsequent rehabilitation. Like most insurance policies, Medicare doesn't cover 100% of all senior costs. In terms of long-term care Medicare may pay for short-term nursing home care or home health care after an illness. But unless there are special circumstances, Medicare on its own will not pay for long-term care. You see, sometimes people do something kind and then pull back just a bit, much to our frustration. But don't lose hope. Consider the alternative plan of Medicaid.

Medicaid is a related program and covers health care and long-term care for individuals who are financially in need. This program is paid for by state and federal dollars. A person usually has to have a very low income with few assets to be eligible for this program. For seniors specifically, Medicaid is a very helpful program that can cover certain costs that are not offered by Medicare. In many states, Medicaid will pay for nursing home care or at least cover some of the resident fees. But, it does not offer help for residential care facilities.

Even if you or your loved ones do not qualify for Medicaid -- and yet cannot afford long-term care -- there are still some local programs that may be able to help you. As you see, the kindness of one person (or especially one large governmental program) can run out. But that doesn't mean that there are no options left. Sometimes we have to settle for just a little help from a few sources rather than a lot of help from just one. If these two resources for senior living in Los Angeles are not able to help you still have other options.

Finding other Resources for Senior Living in Los Angeles

There are a variety of resources that can help seniors in southern California. There are volunteer organizations, adult day services, community programs for the disabled, meal delivery services, as well as assisted living centers and nursing homes. Some of these programs could be of vital importance to you or a loved one. If you are an adult son or daughter of an aging parent but cannot devote the time necessary to caregiving then a nursing home or assisted living facility may be your only option. The primary difference between an assisted living home and a nursing home is that a nursing home is fully staffed and constantly monitored by registered nurses. Both of these facilities, as well as continuing care homes and board and care homes, can be called a resource for senior living in Los Angeles.

The problem is that there are so many resources for senior living in Los Angeles that you would be hard pressed to find the time to take look up every one of them. What if there were a complete resource for senior living in Los Angeles, a business that inspected all of the services in the city and made note of their provisions? First Time Home Buyer Tips For Success

It can be quite daunting to buy your first home, so it is critical to be well prepared for it. Purchasing a house is a huge task to take on. There are a number of things first time home buyers must consider to ensure that they are ready for what is involved in buying a new home.

The first thing that any first time home buyer should do is pay off outstanding debts. In an effort to save up a pile of money to use as a down payment, many home buyers skip this step. These people don't realize that carrying a lower amount of debt will enable them to pay a lower down payment. Because the greeneasylife.com/LoanCalculator mortgage interest rate is largely affected by the amount of debt a person carries, it is advisable to have a low debt load. The more debt you carry, the higher the interest rate will be; sometimes banks will even decline a mortgage for people with high debt loads.

Carrying a lot of debt limits the amount of money that first time home buyers can save. Because a credit card's interest rates are double the rate on a mortgage, you wind up paying much more interest to the credit card company than you do for your mortgage in the end. A first time home buyer should concentrate first and foremost on paying off debts, especially credit card debt, rather than saving money for a down payment. When the time comes for you to apply for a mortgage, a mortgagee will look more kindly on the lower debt load than it will on a large down payment.

First time home buyers should request a copy of their credit report from Experian, TransUnion, and Equifax credit agencies. Read each credit report carefully to be sure that all the information included is accurate. Information that is not correct, such as reports of late payments or inaccurate accounts, should be immediately disputed. A large number of creditors fail to report credit issues that have been resolved to the reporting agencies.

Once you have disputed any incorrect information that appears on the credit report, the next step for first time home buyers should be to begin paying off any collection items. Be sure to keep current on payments for each item that appears on your credit report, as lenders also consider late payments when deciding whether or not to extend credit to you. Generally speaking, at least 6 months prior to applying for a mortgage you should get busy cleaning up your credit. During this time, you should also try not to apply for any additional credit.

When getting ready to buy a home, first time home buyers should figure out how much they will be able to pay each month for their mortgage payment. A general guideline is that your total debt load, including the mortgage, should not exceed 40% of your gross monthly income. Your monthly payments will be easier for you to afford if you maintain a lower debt load.

Bargains are certainly available due to the number of foreclosures, bank owned homes, short sales, and various distressed properties currently on the market. However, it is important to secure the assistance of an experienced realtor who understands these more involved sales and their potential problems. After following the previous advice as well as obtaining a pre-approved loan, you will be prepared to take quick and decisive action when the time comes to finalize an offer on your first home.

First time home buyers who prepare well in advance of starting the home buying process are more successful in their quest when the time arrives.

A Document Management Software That Can Be Used For Home and Office Management

People often make the assumption that filing system software is only useful if you need help with paper filing and office organization. If you think you would not benefit from using a filing system software, think again.

The average person wants to live a more organized life. In fact, many people pay thousands of dollars to a professional organizer to come to their home and declutter their house and help them find a way to sort and store all of their things in a more organized and esthetic manner. A professional organizer can help you think through the processes of getting organized and maintaining organization so you can become more productive. In addition, a filing system software for document management can help you to get organized and stay organized. If you don't have a system to follow for organization, you are likely to fall back into the same habits and continue to be unproductive.

In addition, the right document management software can organize much more than just paper. And it can benefit a multitude of people, whether in your home or office.

For paper files, you would keep all of your physical files, and index them by inputting an item name and relating keywords for each file in the software's database, so you can conduct a google-like search and be able to find items whenever you need them, instead of having to sift through a stack of paper files or trying to remember that one or two-word title you input on the hanging folder tab. This indexing method enables a more flexible filing system, and you don't have to worry about trying to remember where you've filed something. No more countless lost hours searching for something or having to recreate it because you can't find it!

In addition, anything that you can put a number onto, you can index with this type of software, which can help you to organize moving boxes, storage units or sheds, office supplies, collections, books and CDs. You can print labels from the software to label each item and you have a well organized indexing system for knowing exactly where each item is.

There are many different types of people that can benefit from this type of software to get organized and stay organized both in their homes and offices.

Parents/Schools:

Keeping track of children is a full time job in itself. Keeping track of important information, school records, doctor's records, immunization records, as well as other items in addition to caring for children can be almost impossible. This type of filing system can help you to keep track of everything but the children.

Teachers and professors and other school officials can benefit as well to keep track of where all the paper files, books, tests, etc. that are in their care.

Government Agencies:

Government agencies have a tremendous amount of filing. Alphabetizing thousands of names can be time consuming and sometimes frustrating. Additionally, when you have new information to file in a particular person's folder, you have to search through files that somehow got out of order.

Indexing in the software can keep your files more organized and save you time. This can make time management and office organization easier and more efficient.

Financial Consultants, Certified Public Accountants, Insurance and Real Estate Agents:

Financial consultants, CPAs, Insurance and Real Estate Agents also have a large array of items to keep organized. Not only can you keep client folders organized, you can keep documents and other pertinent information organized as well. Indexing your items with the software allows everyone on your staff to find files using a list of keywords connected to your files instead of the one or two word title that you would put on the hanging file folder tab. That way, if you or anyone in the office forgets or doesn't know the name the file is under, it can still be found easily through the keywords.

ADD/ADHD:

Keeping thoughts organized is hard enough when you struggle with this condition. At times, it can seem like your entire life is disorganized. This type of filing system software can help you to organize everything including paper files, CDs, books, collections and many other things. Just imagine not having to spend countless hours searching for something. When you're constantly trying to figure out how you're going to consolidate and label everything, and in the meantime, lose track of what you have. What you might think is the perfect file name for a certain item one day, may be the last thing you think of another day. When you need to find the item, your mind is thinking of a different name that you could have filed it under because you can't remember exactly where it's filed. In your mind, there are so many choices for names of items. Now with this filing system software, you can just settle on anything for a title or item name and input as many keywords as you want to your creative heart's content. You can change or move things without reworking the whole system also. This system provides a solution to make it possible to accommodate your changing needs.

Elderly Family Members and Friends Need To Be Safe

Many family members are thrown into the situation of care giving because of a medical health crisis of a loved one. It is important to know what condition your loved one is in while they are in the hospital and the progress they are making. It is just as important to know your family member’s condition before they ever need to go to a hospital because of a medical health accident.

We usually know about our close family members or friends general condition if we are in close and frequent contact. But if we are away from our family member over a period of time or distance, we may not know very much about their condition.

I would like you to take this opportunity and think about what is your family network is like. Do those that you care about have someone looking out for them or are they capable of looking out for themselves? Widowed or divorced spouses and the single elderly may be more at risk for a medical health care crisis. Do your elderly family members care for their old elderly parents, relatives or friends? If so, their risk increases.

Many elderly individuals will not ask for help, not even the ones we love. Their pride and their fears keep them from asking. Their biggest fear is the loss of control just like you and I.

Consider contacting your elderly family members in the near future and ask how they are doing. Then plan a visit soon and see how they are really doing. What they say and what is really happening may not be the same. The only way to find out if they are still capable of getting their needs met is in person. Do they have a plan in place for potential events that may occur? Are they leaving it up to chance? Do they have advance directives in place? Do they have a plan just in case they have a medical health accident?

Maybe you are thinking why this should even matter to me at all? Why, because in the long run it may effect you. If they have a crisis, will someone contact you to take care of their personal matters and expect you to make choices for them? What’s the real possibility? Or the worst case scenario that you read about in papers…someone falling at home and they can’t get up or reach the phone and days later they are found. You know. Dead. It happens. Then the people that could have done something live with some regrets.

Go visit just to check it out. Maybe they do have a plan and everything in place.

Here is a list of some signs to look for that may indicate that your family member or friend may not be coping well:

Appearance – Are they maintaining their usual appearance? Do they appear to have lost some significant weight over time an unreasonable amount of time? Are their clothes very loose? Are they using their eyeglasses or dentures? Layered clothing? Clean shaven? Make up? Clean clothing? Unreasonable body odor? Their hair?

Eating Habits – Have their eating habits changed? Are they still able to prepare food? Are they still safe while preparing food? Do they have adequate food in their home?

While eating are they coughing? While they eat does their nose run? Do they talk about difficulty swallowing?

Mobility - Is there a change in their posture? Are they having difficulty moving? Are they grabbing furniture to walk? If they have stairs or steps are they still able to use them?

Mood – Are they happy? Are they ejoying life? Are they still involved in hobbies or interest? Have they given up on any pursuits? Have they had any changes in social activity? Do they talk about fears or being lonely?

Memory - When you visit do they remember who you are? Do they talk about current events or the past? In the period of one hour are they repeating a story more than one time? Are they distractible? Do they change the subject? Are they able to make their needs known?

Home - Is the appearance of their living quarters in its usual state? Are there any foul smells? Has the trash been recently emptied? Is laundry excessively stacked up? Are their utilities still in service? Does the yard look different from its usual state?

Health Care - Have they been to their doctor? Are they on medication? Are they taking their medication as scheduled? Do they use a medication organizer? Can they afford their medication?

Public Safety - Are they still driving? Have they had any auto accidents? Are there unusual dents or scratches on their vehicle? Take a ride. Are they safe? Are they still able to get out and do errands? To they get lost? Do they forget where they are going?

If you recognize at least two or three significant changes, your family member may be having difficulty coping. It may be time to talk with them and see what kind of help they need. It is time to help them make a plan if they do not have one. Consider if they don’t have a plan they are at an even greater risk of a medical health accident that has the potential for crisis.

If you observe many of these changes and your family member is in denial your may have to enlist the help of other supportive family. And still, if that doesn’t work out for the best then you may have to provide what I call Tuff Love and contact your local family protective services. Family protective services will send out a social worker to assess for real problems and take the necessary steps to assure your family member or friends safety. Be sure to give them your name and phone number as a contact person if they may need your help.

Nursing Home Abuse Reviewed

Nursing home abuse is considered to be any physical, sexual, verbal, mental, or economic mistreatment committed against residents of a housing care facility. Though it is a rising problem, many sufferers do not report infringements due to the fact that they are afraid or embarrassed. The most common type of abuse that the elderly suffer from is negligence. There are many types of nursing home abuse that can take place, such as physical abuse, negligence, verbal and emotional abuse.

Physical abuse that often occurs in nursing homes includes physical attacks like slapping, pushing, shaking and beating, or forcing an elderly person to stay in a room amongst other offenses. There are a number of solutions that can be implemented to aid in the ending of nursing home abuse. First, a protest with the state Licensing and Certification office can be filed. The Licensing and Certification division of each state may authenticate the complaint. If they choose to do so, the agency stands in good stead to provide their own view, enforce a fine, and provide a remedial act. Federal and State laws have been developed to afford elder care home patients defense from abuse and neglect. If working with the facilities directly does not solve to suspected abuse problems a Nursing Home Abuse Attorney many need to be involved.

The Challenge of Caring For Aging Loved Ones

Aging of loved ones affects all families, but most especially it affects the women of these families. Wives, mothers, daughters, even aunts and cousins are the folks who must carry the largest share of the burden of caring for aging family members. This can put a huge amount of stress on all members of the family and will require honest conversations and careful planning by all concerned.

While living in Florida I worked part-time at the County Council on Aging. Here I saw first hand the many difficulties experienced by so many families as they learned to cope with the aging of their loved ones. Locating needed services and bringing together a network of support providers is always a challenging task. For those families who must meet this challenge across may miles the burden is even greater.

All families at some point in time will no doubt face some of these challenges. Decisions will need to be made and responsibilities assumed according to each specific need and each individual situation.. Much of this is as it should be, we expect families to care for their own. However, our society is changing and most women are employed outside the home, and many live long distances from their aging loved ones. In these situations family care providing becomes an awesome, never-ending, and time consuming challenge. In today's fast-paced world, our family structures are different from previous generations. Our very mobile society scatters siblings across the globe. Inter-generational families are the exception rather than the rule. Aunts, uncles and grandparents don't live upstairs or just down the street and many families are blended units with significant questions about who is responsible for whom.

These many changes place greater burdens on communities and government agencies to become the care providers. Is this as it should be? That is not the question to be asked, rather we need to ask, what must we do to see that our aging parents, and the loved ones of our neighbors and friends, receive the care they require with respect, honor and dignity when families need help, or are unable, to provide the needed care themselves.

Our world is aging. Baby Boomers are rapidly turning those calendar pages to join the ranks of the over 65 age group. Here in Maine, where I live, we will soon exceed the national average and one in every five residents will be a senior citizen. The challenge is great as this dependent population will become larger than the supporting population of worker age people. Much study and innovative planning will be required to meet this rapidly approaching dilemma.

As families we must not live in denial of the challenges to be met as our loved ones age. Rather, we must do our homework, become knowledgeable, make plans together, and build for those years that are a part of every family's challenge, so that all aging family members may "age well" with dignity and hope.

Mortgage Refinancing - How to Prepare for Mortgage Refinancing

Mortgage refinancing is a stressful process for many homeowners. No one wants to overpay for their greeneasylife.com mortgage loan; however, nearly everyone overpays when mortgage refinancing one way or another. People overpay because they do not understand how retail mortgages work and often fail to close before their rate guarantee expires. Here are several tips to help you organize your mortgage refinancing efforts and make the process go smoothly.

Mortgage Refinancing Basics

Before approving your mortgage refinancing loan, the new lender will evaluate your credit score, income, assets, and employment status to determine how much of a risk you pose for lending. The lender will require documentation prior to approval. It is important to provide all the requested documentation as quickly as possible to avoid unnecessary delays before closing on your new loan. As soon as the mortgage lender guarantees your interest rate, the clock is ticking until this guarantee expires. If you are unable to close before this time is up you will lose the interest rate and points the lender promised you.

Mortgage Refinancing Documentation

In order to document income your mortgage lender will typically want two years of income verification. This documentation can be in the form of pay stubs, tax returns, or w-2 statements. If you are self-employed the lender will want two years of your tax returns minimum. You will also want to document your assets with statements from your checking, savings, and investment accounts.

Mortgage Refinancing & Your Credit

Before you submit the application for a new mortgage you should always perform a bit of housekeeping on your credit reports. There are three credit agencies that maintain credit records for you. You will need to request reports from Equifax, Experian, and Trans Union and carefully review the records for errors. If you find any errors in your credit reports dispute them and make sure the error is corrected before mortgage refinancing. In addition to record housekeeping you should avoid making any large purchases with credit prior to applying for a mortgage. Financing large purchases before mortgage refinancing has a negative effect on your credit score.

Cash Grants for First Time Home Buyers

When was the last time somebody credible offered you thousands of dollars in free money? For most of us, that just doesn't happen every day, or ever at all, for that matter.

However, if you are considering purchasing your first home, there are very credible sources that genuinely do want to give you thousands of dollars in free money. Those sources are state and federal agencies, and the thousands of dollars of free money available comes to you in the form of a cash grant to help you buy your first home.

It is no secret that saving for a down payment and closing costs is the largest obstacle that first time home buyers must conquer. For millions of Americans, this obstacle is one that is nearly impossible to over come. After paying monthly rent, utilities, food, insurance, car payments, (as well as the high price of gasoline), clothing, phone bills, day care for the children, and many more recurring monthly bills, there is virtually no money left to set aside to save for a down payment for a future first home.

The federal as well as state governments recognize this situation and have created special programs for the very purpose of giving away money to help people in need buy their first home.

A reasonable person might assume that as soon as the money is available at the respective agencies, it is completely given away within hours, if not, days. It seems entirely logical that on the day the money becomes available hundreds and hundreds of people would line up just as fans do on the day that U2 concert tickets go on sale.

A reasonable person would be wrong.

Each year, the majority of state agencies do not completely exhaust their funding. For fiscal year 2006, only two states had requests in excess of their budget and ran out of money in their programs. For the first time home buyer, this is very good news. It means that there is currently money available to help you buy your first home.

The primary reason that the funding isn't exhausted every year is that the programs are not widely advertised. There are 3 ways you can learn about these programs: you can buy the information, you can contact your state representative, or you can go to a website that provides all the information for free.

Whatever method you choose, you stand to gain thousands of dollars in free cash assistance towards the purchase of your first home. Choose one method and take action. Today could be one of those very rare days that a credible source offers you thousands of dollars in free cash.

Funding Your Own Care - Hearing Loss and Eye Care

If you are a 'Self Funder' - paying for your own care, either in a care home or through a domiciliary care agency in your own home then you may well have to pay for your own glasses and hearing aid, should you require them.

Opticians - Figures suggest that over half a million Britons over the age of 75 have extremely poor eyesight.

You are entitled to a free NHS sight test within your own home if you are;

- Unable to leave home unassisted or you have a physical or mental disability

And

- You are aged over 60

- Under 16, or under 19 and in full-time education

- Registered blind or partially sighted

- Diagnosed as having diabetes or glaucoma or at risk of glaucoma

- Prescribed a complex lens

- Receiving certain benefits or credits

You will need to check with your local authority to discover if, as a self funder, you are eligible for spectacles on the NHS. It is worth remembering however, that if you have not had an eye check within two years and your lose your glasses the optician is not legally allowed to dispense you another pair of glasses without testing your eyesight. Clearly this can be challenging for somebody who has perhaps developed dementia during this time.

Hearing loss - Approximately 72% of people who are hearing impaired are over 60 years of age and being unable to hear properly tends to creep up on you and as a result of this many people are unaware of their hearing loss.

Being unable to hear properly has been linked in studies to;

- Anxiety and irritability

- Stress, depression and paranoia

- Anger and helplessness

- Isolation, loneliness and social withdrawal

- Increased risk to personal safety (i.e. fire alarms)

The signs of hearing loss are often more apparent to those around the individual who is experiencing the problem;

- Difficulty hearing in noisy environments

- Needing frequent repetition

- Responding inappropriately to conversation

- Restraining from favourite hobbies

Hearing loss can be caused by many things, for example;

- Ageing (Presbyacusis)

- Exposure to excessive noise levels

- Infections or injuries

- Reaction to drugs

- Congenital and genetic defects

In order to fully take part in the life and activities around you it is important to be able to hear to the best of your ability. The NHS will provide hearing aids and you will need to speak to your GP in order to be referred. Alternatively you can see a private hearing aid specialist who will be able to help you.

One further point to consider with an NHS hearing aid, it will require quarterly check-ups to maintain it's full performance and the NHS does not maintain hearing aids when you live in a care home.

In conclusion, do not underestimate the importance of being able to see and hear properly as it can easily lead to confusion and isolation from those around you - separating you from the activities and social life of family, friends, staff and other residents. As a best-care-home.co.uk/financialservices_new.php Self Funder you should be able to arrange for these services to come to you, if you are unable to visit the optician or hearing aid specialist.

Using a Home Health Care Agency

Most elderly people eventually are faced with the fact that they can no longer live alone and this can be a very stressful time for them. They feel they are losing their independence and are no longer useful to themselves or others. You can make this easier on your parents if you talk about it before that time comes and make plans together as to how it will be handled.

Your parents have probably lived in their home for a long time so the best solution is probably home care. You can try to find a home health care provider on your own, but it would not be wise to do this without checking both their references and their background. You would also need to learn about the state laws regarding taxes, insurance and bonding. You are probably better off using the help of a professional agency. A good agency supplying home care aides will have a good business record and ensure their caregivers have been checked out thoroughly.

The home care companion can help with walking, meal preparation and light housekeeping, while a certified home health aide can help with bathing and dressing in addition to other tasks. A home care agency manages their home health care aides and the home health care aides take care of your family member, so you can take care of your own responsibilities. This allows you to maintain a good relationship with your parents and enjoy each others company to the fullest.

A licensed home care agency supplies caregivers to people who need either non-medical services or licensed home health care. Agency employees are certified, screened and have a thorough background check done for your protection. The agency takes care of all wages, insurance, taxes and bonding. Some even have vans that shuttle their caregivers right to the client's home, assuring prompt and reliable service.

Of course, experience is one of the most important things to look at when contracting a home health care provider. Be sure to ask for references and for any client success stories they may have.? The most trusted home health care providers in your area will have numerous references and testimonials for you to review. The agency you select should also be a member in good standing of the Better Business Bureau (BBB).

One of the greatest benefits that can come from working with these professionals is the relationship which develops between the client, their family and the caregiver and supervisor. The family soon learns to trust the caregiver to take care of the client and the client accepts and soon enjoys the arrangement, allowing everyone to relax and enjoy life again.

Home Daycare Licensing Regulations And How To Get Licensed

Most states require that home daycare providers meet state licensing regulations for health and safety in order to be allowed to operate. However, depending on the number of children in care, a home day care provider may only be required to be registered with the relevant local state agency for child care services. Home daycare licensing regulations and requirements differ from state to state, so you'll need to find out what the requirements are for your state.

The fastest way to find out about the home daycare licensing regulations for your state is to contact your state's licensing agency who will put you in contact with your local agency. They will put you in touch with the relevant licensing agency who will normally mail you a package containing all the information you need plus application forms and a document with regulations. They may also be able to tell you whether your home daycare requires licensing or just registration. Alternatively, you can contact the National Resource Center for Health and Safety in Child Care and Early Education to find out information about your state's home daycare child licensing regulations.

Here is a list of some organisations that you may contact for information about home daycare licensing:

National Resource Center for Health and Safety in Child Care and Early Education

1-800-598-KIDS (5437)

National Association for Family Child Care (NAFCC)

Toll-free: 1-800-359-3817

Local: 801-269-9338

Some of the things that Licensing agencies and organisations do may include:

- Regulating child-care operations to protect children's health, safety, and well-being while in care. This helps reduce the risk of abuse, injury and communicable disease.

- Performing background checks on home daycare providers.

- Inspecting and monitoring child care facilities and programs.

- Providing technical assistance to home daycare providers to ensure that they are meeting minimum standards of care.

- Informing the public, such as children's families and parents, about care and about child-care operations.

Home Daycare Licensing has various advantages for daycare providers. Being licensed will help you portray a professional image. Your customers will trust you and view your day care with credibility. Also, it will be easier to market your day care business if you're licensed because the licensing organisations and child care interest groups will list your center for free in their directories of care providers. Parents often consult these organisations when looking for home daycare services.

Tips to Do it Yourself Home Inspections

Home inspection is an important process of getting a suitable home with the help of an agency or a home inspector or on your own. Inspection is actually a process of evaluating a home with the intent of finding any defects or problems in the home. It helps both home sellers and buyers to get the best. A home seller thus gets a good value of its property and a home buyer can have a dream home of its own of actual worth.

Home inspection is usually done by hiring good and skilled professionals from a reputed agency. But it's not mandatory to have your home inspected by a hired professional. Do it yourself and it is also quite effective. A person having interest and knowledge in this stream is capable of carrying home inspection on its own. It needs a good knowledge of both people and things. If you have interest in matters related to property and have prior experience in it, then there no need to hire any professional. You can yourself start home inspection.

Before making a start for inspection, make sure that you have a properly generated home inspection checklist. This checklist comprises of all the details regarding inspecting the parts of the home. You can easily get a sample or demo of this checklist online and thus make sure to get one while inspecting as it's sure that you can skip out some parts without a checklist. Always carry a notepad and make notes while making inspections.

Once you are done with the inspection and have satisfactorily gone through all the portions internal as well as external, prepare a final inspection report on the basis of the notes. This final report gives the final outlook of the home structure and takes your attention towards the areas that need more care and repairs. Thus, a Do it yourself Home Inspection has a benefit, as you need not require making any extra expense to hire any professional and you are satisfied with the performance of your dream home.

How to Set Up a Legitimate Home Based Business

Of the various home based business ideas you've come up with, you were able to make your choice and now you're raring to get started. If so, start right by establishing a legitimate home based business and applying for the necessary permits and licenses.

What You Need for Starters

The first thing you need is a permit to do business, and you'll get this from both your local and state government. You will also need a permit for all signage ads you intend to use, in the event that you'd want to establish your own store at home. Keep in mind that you'll be paying a fee for every signage so try not to go overboard. A Fire Department permit is always necessary, and it usually entails having your own fire extinguisher - even a small one would do - at home.

Choose a Form

Are you alone in your plans of establishing a home based business or do you have other people contributing capital or skills to the business? What are your future plans for the business? Both questions are important to answer immediately as they can help you determine the ideal form for your home based business to take.

Sole proprietorship is the quickest to set up and enjoys the most number of tax benefits. But of course, sole proprietorship also makes you and only you personally liable for losses incurred and violations committed by your business.

Partnership is the next form in the organization ladder. It's relatively easy to set up and has its own advantages to offer as long as the partners can work in harmony and without violating their partnership agreement. Keep in mind, however, that any home based business owned by a partnership will immediately dissolves if any of the partners dies or leaves the business.

Home based businesses can be owned by corporations, too. The incorporation process make take a lot of money, time, and paperwork to accomplish, but it also provides the greatest amount of protection from liabilities for its directors and stockholders.

Pick Out Names

Most home based businesses use sole proprietorship as the form of their business. Assuming that you'll do the same and you intend to use your own name for your business, there won't be any need for registration then.

If, however, you intend to operate your business under another name then that's something you'll have to register as required by the Trade Name Registration Act. To avoid making repeated trips for registering your business name, try having several alternatives ready in case your first choice isn't accepted.

Legitimacy is occasionally judged on the mere basis of a business's name so take care when picking out a name for your home based business. Choosing one that sounds too much like a competitor's could make people think you're not averse to using illegal tactics to do business.

Choose a name that best represents your business and one that can easily catch people's attention. Try not to make it too difficult to spell as your business name, in ideal cases, would also be your website's domain name. Generic names might sound cute at times, but the law generally doesn't approve its use as a business name.

Pay Your Taxes

Legitimacy may be established earlier on, but it's also something you have to consistently prove. One way of doing so is by paying your taxes properly and on time. Customers in general have greater respect for home based businesses managed by diligent taxpayers and they're quicker to trust such businesses, too.

Be meticulous in keeping your books. A home based business is entitled to certain home office benefits as specified by the law but you'll have to submit documentary proof before your deductions can be approved.

Get Accredited

Last but not the least, work hard to obtain a positive rating from the Better Business Bureau; a commendation from the said agency is the best proof you can obtain that yours is indeed a legitimate home based business. You will not be evaluated by the BBB if you don't ask for it. You also have to pay a small fee for the accreditation and yes, you have to pay even if you don't like the end result. Aim to have the BBB OnLine Reliability seal on your website and don't worry, your customers can guarantee that it's not a fake because they can click on the confirmation link redirecting them to the BBB site.
