How to Increase Your Home's Value Without Spending A Lot of Money

Selling your home is a big decision. When you do, you will want to get the best possible price for it. That means that you need to get your home in the best shape possible before you put it on the market. Here are four easy, inexpensive ways to increase your home's value:

Make all necessary repairs. Even small repairs, such as fixing your loose stair railing, replacing broken or missing tiles in the walkway or throughout your house, replacing caulking around the showers and tubs, tightening up doorknobs and oiling creaky hinges, will show potential buyers that you have taken care of your home. When a buyer sees that small repairs or minor maintenance issues haven't been addressed, they begin to wonder what larger items have been neglected as well. This makes them think that it will cost them big bucks to repair. In return, they will offer you much less than if you have fixed these things ahead of time.
Update your home's interior and exterior. Don't underestimate the value of updating. Bright brass fixtures in the bathrooms, kitchen and even outdoor lighting scream decades old. Worn out wallpaper or dirty paint makes rooms look tired and dingy. Simply replacing the fixtures and adding a fresh coat of paint will take years off a home's appearance for little money.
Make your buyers welcome as soon as they pull up. Curb appeal is the first impression potential buyers will have of your home. So, you want to make the best impression possible. Keep the lawn and shrubbery trimmed. Put all trash in containers and store tools/toys out of sight in the garage or a shed. Get rid of any weeds. Add a brand new welcome mat and some potted plants or pretty flowers to the entryway. Make sure the sidewalks are swept and the driveway is clear of any stains.
Exchange old appliances with energy-efficient models. Not only will you save money while you're selling (in the form of spending less on energy costs), but several local government agencies are offering rebates when residents replace their old energy-guzzling appliances with newer Energy Star rated appliances. Check with your salesperson at the time of purchase to see what rebates are available for you.

As you can see, you don't have to spend a fortune to make your home look like you did. By making the changes above before you place your home on the market, you will be able to get top dollar when it comes time to sell.
